I too, am not sure why this is listed under apartment ratings, but nevertheless, I will add my two cents in being that I have now lived here for a year and know the good, bad, and ugly very well. Also, I have no agenda--I'm not the builder or builder representative, not the HOA, and not the guy who has the website with grievances.
That said, the POSITIVES are the neighbors in the community, great in-town locale, and the surrounding area is in the process of being revitalized so this makes for a great potential investment (hopefully). As this area continues to build up the new and clean out the old, it is going to make for a great place for young professionals to live, work, and play (as the city campaigns say).
NEGATIVES are that the HOA is very nonresponsive to requests but this can easily be changed once the homeowners take over covenant--the existing HOA (Community Club Mgmt) can be replaced with a better one. So it's not a critical problem. Also, the flags are a bit tacky and a few of the dogowners can be somewhat careless with cleaning up behind their beloved pets. However, these too are things that can easily be remedied and are minor issues that occur in many neighborhoods. Measures such as courtesy dog baggies have been placed around the neighborhood for pet owners to encourage them to clean up behind their furry friends. Also, there is an HOA rule that flags should only be displayed during game days; but ofcourse, this rule is often violated. Although it's appealing to the college fans and students, to some who are seeking a new residence, this can make the neighborhood appear tacky and juvenile. Again, something a little enforcement of the rules that already exist could easily solve. By and large, I love the neighborhood. I do, however, hope that the builder and it's HOA will take more seriously the resident concerns. Some improvements have been made with security (gate guard on duty in evenings and working gate) and I believe the parking situation (lack thereof) is in the works to be addressed.

I also live in liberty Park and I would have to agree with the comments made above, but my main concern is why are we all paying a monthly HOA fee of $197? It's understandable we have to pay for the Guard at the gate and the landscaping and the up keep but if you count every occupied house in the community that $ 197 monthly HOA fee adds up to a very much high amount of money which is not needed considering the gaurds are only at the gate 7 days a week for 12 hours a day, the pavement in the community is horrible and the parking well lets just say I don't see this getting any better considering all they are doing is building houses when they can just make some kind of space in between for parking for the residence and their company. Parking is so bad in this community that most residence drive on the opposite side of the road just to pull into their drive-ways. Surely there is a way for all of us residence to get together to figure out where our HOA monies are going and what they are being spent on. Hmmmm Maybe the wood for all those new houses they are building... You would think we would be able to have 2 swimming pools considering there will be a lot of residence in this community... But the lower the cost for sharp the more money they can put in their pocket
