I'm a current resident but before I decided on M Street, I completely stressed myself out reading the reviews on this site about my options. Every place is going to have it's haters. I'll tell you what is true about M-Street in my experience:
Gate - Yup, usually broken. Only one has a call box. They sent out a survey a while back asking if we'd be willing to pay a monthly fee to have security alarms installed in each apt. I sent them an e-mail ripping into them about how maybe they should work on getting a working gate first. I never received a reply.
Crime - We've gotten about 5 notices of criminal activity in past 10 mos. Yesterday I came out to find the car next to mine had a broken window and the stereo ripped out. That unnerved me a bit, but we had that happen when I lived in a Post complex as well.
Trash - Heard it WAS a problem, but never witnessed one. Now we have a trash valet which is great. But when if I renew my lease it will cost $25/mo.
Parking - If you come home late late, yes, you may have problems.
Elevator - Unbeliveably, THERE ISN'T ONE! FOUR FLOORS AND NO ELEVATOR! Grocery shopping is tough.
Bugs - Haven't seen any. (Knock on wood.)
Gym - Only went once, used treadmill.
Laundry - Only went once b/c machine ate my quarters.
Community - I really don't know my neighbors or see them that often. The have a new activity team though which schedules events. Have yet to attend one, but its a nice effort. They also have a MySpace page, but no one really uses it, which is too bad.
I get the feeling that the complex is drastically different depending on what building you are in (The side closer to Northside Dr and pool entrance seems a little sketchier) and how close to the train. I personally don't have any problem with the train even when it slams to a stop or whatever, and I face it, although I'm not in a building right next to the tracks. That says a lot because I slept with my (huge) balcony door open all summer because my unit doesn't have a single window that opens! Seriously. Make sure to check that! Otherwise, I don't hear my neighbors and its quiet at night in my bldg.
Staff - No real experience other than they didn't call me for weeks after a FedEx package arrived. Make sure you ask to see ALL FLOORPLANS for 1 bedrooms or whatever, physically if possible, no matter when they may be available. I get the feeling they only show you those they want to rent ASAP. In fact, I know it.
Location - I love it, but making a left onto Marietta St in the morning can be very difficult. People who own the coffee shop are nice and offer a 10% discount. New complex on Howell Mill at 75 with SuperWalmart rocks! It was really needed.
Bottom line: Don't stress out over these reviews. Any review. Check it out yourself and be smart. M Street works for me and I may even renew my lease.
