I'm a current resident at M Street. First, this a mainly a student/medium income housing complex. I pay $900 for 920 sq ft. 1 BD/BA. Depending on the complex and area of the city this can run from $800-1400 easily. When you get the $900 deal, expect to get what you pay for. Its close to the City (4 min from downtown) and cheap, but you get crime problems, shotty constuction (aka. leaking plumbing), the gates break every month, and the leasing office is only reachable via walk-in or a voicemail system (No option to talk to a leasing agent, just leave a message.).
Bottom line, if you don't want to pay much and don't mind having to deal with cheap craftsmanship and appliances that will break down easily (aka garbage disposal and water leaks when it rains) then you probably won't have a problem. If you want a Cadillac for the price of a Geo however, you will be very disappointed.
P.S. 4 Lanes of Railroad tracks on the other side... the smell of train fumes is always present.
