I lived here 2.5 years out of the last 4 years and have been into other peoples' apartments here. It's a fairly quiet community with the best maintenance guy ever. However, I recently (spring 2007) couldn't wait to get out.
After dark, people like to use the lake and grassy park areas to smoke weed. It's possible that your neighbor will be a prostitute and/or drug dealer. Lighting is somewhat dim which is good for sleeping but makes if feel unsafe if you like to walk/bike in the evenings.
These apartments are old and show it if you look beyond the great landscaping. The staff might be good and might not be when you go into the office. If you hae a job and can't get to the lease office before 530pm during the week, good luck getting any packages that were left or talking to anyone. They're open until 6pm officially but the last part of the day seems to be gossip time. They lock the door and wave you away even though you can hear them laughing and such from out in the parking lot. Staff is rotating out more frequently.
This aparment complex will be torn down sometime around 2008-2010 and rebuilt. I assume that because of this, employees don't seem to care too much about things anymore.
The location is great though. Being just inside the perimeter lets you avoid the worst of evening traffic if you work or go to school downtown. Movies, shopping, and food is close by and pretty good. There is a back gate that gives access to the Chattahoochee River trails and rec area.
I've been in all styles of apartments they offer (1, 2, & 3 bed). Pricing seems to follow no logic. My last lease was for around $900 on a 2 bed. To renew lease would have been around $1050. When I moved out, they had my apt listed for around $850 on their website.
The prices are high for the quality of the apartments compared to other communities that are available within a 5 mile radius. In some apartments, the bathrooms are not vented and prone to grow things if not cleaned very often due to the poor ventilation.
I advise you to stay away unless you can get a good deal and have them amend the contract so you can leave early without penalty if a criminal moves in near you.

Yea! I would like to know about that part of info too. I'm living at one of their apartments now. All above poor conditions are TRUE!! One more thing I gotta add is they paint all bath tubs, so it'll look new. Then the paint will come out every time you take a shower. BUGS and WORMS are every where...but I've been few properties in Atlanta...they're like that too...so disgusting
