I've lived here for a little over a year and want to offer a rebuttal to the other reviews. While much of what they said is true about the crime and break-ins, I'm not sure if it's any worse than you'd find in any other major city. And I know it's a lot better here than some of the places in the area. The neighborhood is growing and there will be more people out and about which will hopefully solve the crime problem. I've been here through two completely different office staffs and I've found both of them to be helpful. Don't get me wrong, I've had a couple of frustrations, but as a rule they've been good. I just don't think they're any worse than any other staff and I've found that as long as I'm polite they tend to be accommodating.
Pros: Beautiful, central neighborhood Friendly neighbors Lots of dogs (which is a pro if you're a dog person) Excellent maintenance staff Pool and fitness center is nice, well-kept, and clean.
Cons: Walls are paper thin and I do hear every step my neighbors upstairs take. It's turning into something of a college party complex Now that the lofts across the street have opened it is becoming very crowded--traffic is becoming a problem and rowdy drunken individuals abound. Price: it is egregious but so is all of Inman Park. The houses next door are pushing a million dollars a piece so what can you expect' The less courteous residents will park wherever they want, litter where they want, and not pick up after their dogs. Water is subcontracted to some company that charges OUTRAGEOUS rates. I use about 1/3 the normal amount of water and I'm still paying $40 / month. You can only get satellite TV, no cable.

The crime is not worse than other areas of town, but these apartments are awful, horribly constructed, and - sorry - but the office staff is awful, disrespectful, unhelpful, and not courteous AT ALL. The traffic and construction is a pain, the walls ARE paper thin, and they charge way too much for what you get - a crappy pre-fab apartment that you have to pay way too much for water and the satellite TV is an awful option.

I think the review above captures MAriposa. It is a great apartments complex with great amenities in a great location. The location is close to downtown/shops/restaurants entertainment. Unfortunately it also borders a transitional neighborhood - which makes it prone to break ins. The same number of break ins is experienced in the neighborhood apartment complexes (block lofts and highland wal - i had friends who lived there)- part of living in Atlanta. I think this is the best place to rent in atlanta (i went to college and grad school in the city and have rented in midtown by piedmont park/emory area/west midtown).
