I read the reviews prior to moving in and promised myself that I will give my opinion of the property based on my experience. I have lived here for about 7 months now and I love the location. It is one of the few areas in Atlanta you can live and walk to various retail and restaurants (other then living in midtown). There are running and biking trails that connect to candler park and go throughout inman park and freedom parkway. It is convenient to the interstate (75/85/20) as well as little five, the highlands, midtown, downtown, glenwood park, the edgewood shopping district and ponce. It takes me 5-10 min to get to all of these places. I love the pool which isn't completely shaded by the building so there is sun. The gym is small but gets the job done. The rec center has a pool table, shuffle board table bar thought it was a good place to throw a party but you can only use it until 10pm (an effort to keep noise down for neighboring residents). Has a business center which was useful to me while waiting for my computer to arrive when I first moved in. I think the washer in dryer are fine (they clean your clothes). I just moved from new york and this is the first time in my adult life (I am 30) that I had one in my apt. Other places did not even include a wash/dryer you had to rent it for an additional charge a month.
Negatives: The floors seem thin. I thought my upstairs neighbors were heavy walkers but I think that the it is an construction issue. I can tell when they are home and walking around. I don't hear anyone beside me through the walls but I only share one wall. The rest are shared with the walk way which transmits sound if someone is rolling a suit case or has on high heeled shoes. If your balcony faces the court yard you do hear noise if other people are loud on their balconies which can get annoying if this occurs late at night. Some people do not dispose of there trash properly the trash chutes are small and will not accommodate a normal size trash bag so you are required to take the elevator down stairs to the trash bin. Some people just leave it in the chute room instead. Management sends memos threatening fines for those who dispose of trash incorrectly but this is more or a resident issue than a management issue. We are notified of crime on the property by management and in the neighborhood via the Inman park community paper. The parking is gated but and there is now a camera (new since I have been here) at both of the parking entrances. I get home as late as 3-4 am from work and there is usually a security guard in his car just within the gate entrance. Crime is everywhere intown, buckhead isn't even immune. If you go to the atlanta police department site and go to the crime mapping page (or just google crime map atlanta) you can see what type of crime was committed, date, and approx time for any two week period in all of atlanta. You can see for yourself how this area compares to others. No one wants to be a victim of a crime. But I am more worried about armed robbery, rape, murder, home invasions/breakins than I am about car breakins or vandalism.
It is expensive then most other apts in this area but I think the apts have a little more character then other ones in the neighborhood (I looked at all of them including condos). I am moving soon because I am looking to buy. I wish I could afford the brand new $499,999 town homes across the street because after an exhaustive search (from grant park, glenwood park, west of midtown, midtown, the highlands, downtown, castleberry hill, east atlanta) I haven't been able to find a community quite like this in Atlanta.
