I've been in Phase I for a couple of months now and have very few complaints. I chose Mattress Factory because I wanted an authentic loft space. The building has tons of great spaces. I personally love coming home everyday to the skyline view and the huge, open space.

My negative comments:
I haven't had a problem with noise from neighbors. I am closer to the MARTA and train tracks and sometimes the trains make horrid screetching noises late at night...but after a few nights you don't notice it.
I had a small water leakage problem as a result of a tropical storm. Maintenance is pretty responsive. I had a light bulb go out and my shower drain was clogged and they fixed everything a day after I put in the request.
The staff can be hard to catch at times but have been responsive when I've caught them. Promises for a pool and new parking lot are slow to materialize but seem about to be completed.
The parking lot is tight but not impossible to manage by any means.
I have pine floors in my loft and they dent and bow very easily.

Postive comments:
But overall, these are small issues. I'm quite happy living at The Mattress Factory.
I like the diversity of the residents and the unique slightly off-the-beaten-path location.
I like being able to walk to Braves games and bike into town. I like being near Oakland Cemetary and Grant Park. I like being able to walk to MARTA and get to the airport without driving there.
The stainless steel appliances are very nice.
Ultility fees aren't bad.

Obviously, if you don't want some of the hassles of living in an old building, there are plenty of new cookie cutter Post Apartments around town. And if you want more polish, there's Midtown, Buckhead, VA/High. But if you want a great loft space, I recommend checking out the Mattress Factory.
