I've been thru a couple leases here now, and won't be renewing. Noise in Phase 2 is irritating on a good day, and maddening on most. The "courtesy officer" voicemail number doesn't appear to actually summon them to assist with noise complaints.
There is frequently people's trash in the hallways, as they are too lazy to walk down to the overfilled dumpsters. Which is a whole other issue in itself. There is often a nice littering of take-out menus, flyers, discarded fast food trash, cigarette butts, etc. in the stairwells and hallways on any given day.
Parking has been a nightmare. The toxic waste lot has never been open for parking during my stay here, and at the rate they are completing it, I'll be open in time for me to move out. The main lot in front of the building is always crowded with lazy tennants that park in the middle of the lot, blocking the garbage truck from emptying the dumpsters. These dumpsters transform from steel boxes, into embarassingly huge mountains of disgusting, fly-swarmed trash over the course of a weekend, and can often ripen for a day or two before the truck can finally gain access to them. If these trash heaps aren't enough to look at, there's usually a few vagrants picking thru the trash and soliciting cash donations to their substance abuse habits.
If you have a car that care about, plan it getting hit, door dings, scratches, and burglarized. Michael will offer you an unsympathetic shrug of his shoulders, as he suggests you park in the grant street lot. Nevermind that this poorly-lit lot is on the other side of a street frequently traffic'd by speeding cars and Marta busses on a rampage.
The gated property allows you a false sense of security, as it offers dual functions. One, to malfunction, and allow unauthorized pedestrians to walk into the property, yet keep out legitimate residents. Vistors find the experience to be intimidating -- many of my friends won't come visit after dark because of their safety concerns.
The mechanical fixtures of the units are low-end. My a/c unit is not capible of maintaining a temperature of less than 80-degrees in the middle of the summer. Yes, that's right kids, EIGHTY! That's as cool as it'll get. That's assuming that you decide to let it run constantly, trying to maintain that temperature. I really enjoyed electric bills that we're spitting distance from $200/mo. Wintertime' I hope you like it cold, because the thermostat only offers Cold, Colder, and Coldest settings. All of which will yield gas bills around $75-90/mo... and a comfy 65-degree average temperature. Buy lots of fleece and down... and plan on wearing most of it indoors -- you'll need it.
The only positive features of the property are: it's visually attractive, has a nice courtyard, great views from the rooftop deck, close to the Marta train station, and walking distance to Ria's Bluebird (great breakfasts!).
I look forward to making my departure from this yuppie ghetto.
