Originally when I moved in the Mattress Factory, the mix of residents appeared to be professionals and a few students. Now there are a large number of thug/fake rapper types... Often wandering around the building at odd hours, blocking doorways while talking on the phone, loudly. There are also many more students, which are often drunk and running around the complex yelling and screaming.
Parking is improved since they finally opened the new parking lot, but not really. The parking spots are very small, and you can expect to get lots of doordings and scratches -- no one living there knows how to park between the lines. The gates on the front parking lot are laughable, as they are always bent from people pushing them open -- the gap between them is large enough that anyone can walk right in (and steal from the cars).
The building is advertised as having a "health club" which is really just a poorly maintained, basic weight machine, some rusty dumbells, and a worn out treadmill.
The property is not easily accessed by guests, as there's very little guest parking (most spots are take up by workers from the salad dressing factory across the street). Once they nervously park their car in a poorly lit area, they have to navigate the callbox, gates, and doors to get inside. Once inside, the hallways are not marked to indicate where you need to go. My friends hated visiting me, as they felt unsafe, and it was too much hassle to visit.
The salad dressing plant isn't something within control of the property, but it sure sucks to live next to it. Some days you don't smell anything, the next day the whole building smells like some terrible salad dressing. There are always 18-wheelers unloading and loading in the street, and the noise to go with it, 24/7.
For added insomnia, there is a trainyard nearby that is the source of thunderous booms, horns, and screeching at all hours. You'd better not be a light sleeper.
My unit leaked water in no fewer than 5 different places, one of which was never able to be stopped. The windows also leaked, as water was often found running down the walls during heavy rain.
The walls are very very thin. VERY thin. You can hear your neighbor take showers, watch tv, talk to their mother, have sex, etc. Even if you didn't speak to them, you knew everything about them (most people living there are unfriendly and will avoid eye contact).
The HVAC systems are terribly inefficient... and noisy. I found it near impossible to watch tv/movies with the system running, as you'd need to turn the volume up very far to compensate. Always cold in the winter, and hot in the summer, it's a utility company's dream. If you enjoy $150 electric bills and $80 gas bills, you'll love this place!
A recent trend before I left was people leaving their trashbags in the hallways and even the stairwells. Nothing starts your day as nicely as stepping over a festering bag of trash in the stairwell. Granted, the dumpster that most people used was usually full by saturday, and overflowing by monday morning... Why take it out if it has nowhere to go'
The leasing staff paid me much lip service before I signed the lease, but after that I was treated like a bastard child... assuming you could locate them. Most of the time I'd go to the office, only to discover the clock sign, suggesting someone would be returning later. Don't bother with voicemails, as you will never get a reply. If you want a response to a question, try certified mail.
Don't let the wood floors and nice kitchen appliances fool you into overlooking the budget construction materials, loud noise, trashy residents, and dangerous location. There are better places to live in Atlanta.
