If you love downtown urban living, then you are in for a treat if you decide to live at Mattress Factory. I just moved in January, an I love coming home everyday. My neighbors are really nice, my place is great, and I am paying a wonderful price. I agree, sometimes I hear things, but I knew this would be the case, and I really don't care. The only downside is that my place is hard to keep warm, but I knew this would be due to the high ceilings and big windows. When I take a shower its hard to get steam because of the high ceilings in the bathroom. BUT I knew all of this, and they are minor inconviniences compared to how happy I am with everything else. If you are annoyed at little things, you may not like it here. But if you are chill, you will fit right in. My neighbors are artists and overall kind people. The space gives you so much freedom to be creative. Yes there is a salad dressing factory, but it does not smell bad as some people have commented. Also, I can not wait till summer so my friends can come over and have a bbq on the roof-top. This place is great!

The garbage by the pool constantly overflows and stinks in the summer. No on site security and tons of homeless across the street at all hours. I love the building and the manager but it's all about lack of courtesy of your neighbors and luck of the draw on who they are.

There are not tons of homeless people. If you feel that way, maybe you should offer a couple of them jobs or a hot meal...
