I leased for six months, in 2003.
On Rental Rates:
Like another reviewer, I was new to Atlanta. I took a mediocre job and the apartment the first week. I was used to the rent prices of a small town, so the charge seemed perfectly fine. I leased for a "special" of $499, which I assumed was not the usual price. As it turned out, the special was only $10 less than what they regularly charged. I was alarmed when another prospective tenant announced "I'm on Section 8" and the consultant said "That's ok. We'll work with you." I didn't want to be judgemental of the person, and needed a place in a matter of days. The great thing they did was to ready the apt. over the weekend, which I commend them on. No one else would do that.
On The Community; Cockroaches:
I was shown (and moved into) an apartment close to the leasing office. The environment is worse the farther back you go, including graffiti, dilapidation, and unauthorized pets of aggressive breeds. Large cockroaches cross the streets like people at the back of the property. Walking home from my friend's place at night was like playing hopscotch. I literally had to jump out of the way to avoid those speed demons.
Maintenance:
The maintenance guys were great. My hot water heater was broken when I moved in. They were visiting the apartment across the hall and I went over and got them. They realized that it was broken and put in a new one that same day.
Household Roaches:
I saw some roaches throughout my stay, on the wall in my kitchen usually, once in my bedroom closet. Both of these spots are close to windows, and roaches do come from outside, so that was ok. Then I noticed that roaches were coming from the vents, which convinced me to cover them all up with tape and heat my apartment with the electric oven.
During the heavy spring rains the roof in my bedroom developed a wet spot which spread. I reported this as a potential mold issue, and the office said they sent someone to look at it, but no action was taken. I would assume this leak happens every year and is painted over, as the roof was still stained when I moved out several months later.
The management changed when I was there.
Briefly-
Crime: Increased during my stay
Neighbors: Became more ghetto with time.
Trash compactor: Taken good care of. Some moving tenants would dump all their crap, beds there and the stuff would be cleared away soon.
Controlled access gates: Not controlled. Also there is a small gate to the side that was always open for the walking criminal. I never got or needed a gate card.
Children: Too many.
Ethnicities: Mostly Black and Latino (I'm in those categories). A sprinkling of working-class whites.
Noise: With my doors and windows closed I could hear the neighbor across the hall out on the patio, referring to women in a derogatory manner, in a normal
