Okay, Here's the deal...

I was a resident in 2006, after the new people bought it from the former owners. Firstly, I think apartments generally get a bad rap from feedback because only residents who feel they have been slighted bother to post a comment at all. The vast majority of staisfied tenants do not leave feedback. Secondly, there are good tenants/landlords and bad tenants/landlords, and wouldnt it be great if we could seperate the two and make the bad tenants suffer with other bad tenants and landlords, etc. With that said, here is my 'morningside Courts' experience...
The good: Overall, they are presentable, and I would not be embarrased to have company, nor did I ever feel unsafe. The onsite managers were always friendly and accomodating, and though I never had anything that needed fixing, never heard anything negative about the maintenance team. The pool was always clean as well. Inside the apartment is your basic 1980's layout, fit and finish. For under $1000 per month, I beleive the price to be appropriate with the condition. White appliances, wall to wall beige carpet, linoleum, and verticle slat blinds are all fine for this price point. Car breakins were not an issue to my knowlege. For the most part i did not hear my n'bor upstairs.
The bad: Upon moving in i was told there would be a million dollar renovation and the place was being completely overhauled. i did not see any changes whatsover until 9 months later when the wooden pool fence was replaced with wrought iron. then months later they painted every apartment bldg easter egg yellow, and the leasing office late eighties hunter green. they were tastefully painted already in pale green and beige trim, it just needed a fresh coat and to replace some rotten places. they do not (or did not) do simple things such as pressure washing, staying on top of dog bag refills, the entrance gate was grey and rusty for the entire time i lived there, when a fresh coat of black paint and rustoleum would have cost less than 50 bucks. the owner, an older gentleman so i am told, makes up the rules about fees, and they are ridiculous. the fee to break your lease is to pay the balance of your lease, the fee to go month to month is $200, you do not get any of your pet deposit back wether it does any damage or not, you pay 50 dollars to get a gate clicker, when you move out, you turn it back in, but dont get your 50 dollars back, you pay for garbage and water, and it runs $20-50 per month. The landscaping is ok, but kind of cheesy here and there where they incorrectly use retention wall blocks as border, etc, they filled in broken fountains with dirt and pansies to cover them up. all the trees are bradford pears which are dangerous in winter of splitting and coming down on an apartment. The pool is a little cruisy, reminisent of monroe place, but not as bad.
Conclusion: It was not a terrible place to live, just ok. I would go back, but not since there are plenty of newer apartments available that are not as mildewy around the sidewalks and common areas since it is almost entirely canopied in bradford pear trees. they have raised their rates to nearly match the new apartments, such as post and perrenial properties. So, it is worth a tour, but in the end will come down to, they will have units available to rent and the great, newer and similarly priced apartments will not. Hope that helps. =-)
