Fantastic Management and overall experience

I've been a resident of Morningside Court for sometime now. I really must say that of all the apartments I have live in Atlanta this by far was one of the most awesome experience I have ever had. They are very intuitive to the needs of the tenants and the maintenance crew is the absolute best. It is very convenient and for the money quite the steal. Most apartment complexes changes there management staff like the weather changes here in Atlanta but not here I've dealt with the same management staff from beginning to end. How refreshing is that' I know that based on there action for the time I've lived here they treat you as if they live here themselves. If I were not buying a new home I most definitely would be here for now own. Thanks you all at Morningside for making my apartment feel like a home!!!

My utility bills this month was 310 dollars for gas, electric and water on top of the rent that I pay. This is not a steal by any means. The new Maint guy however is by far the best. This guy works all the time. He deserves a raise. He is better than the management here at Morningside Courts.
I will be leaving at the end of my lease because of the utilities that run so high. I could live at The Heights on Cheshire Bridge for less money than I am paying here all because of the huge amount of money in Gas bills, Electric, and the water/utility bill. this is not even including the cable bill.
So to sum it up in a net shell, Its not worth the high prices of utilities to live here as it defeats the purpose. Maint guy is awesome, management has gotten better but considering how much I pay to live here, I wont be staying.

I have to call you out on the lack of management changes. There have been THREE management company changes in the last year. A very small company owned this property a few years ago, and then Fairfield Management took over, and they were GREAT. In early 2006, The Connor Group took over, and this place has gone TOTALLY downhill. The leasing agents are incredibly rude, regardless of the reason you call or stop by the office. Maybe the new maintenance guy is really good, but every person in this position previously with The Connor Group has SUCKED. Also, don't be surprised to see pit bulls and rotweillers running around, and the pit bull puppy is walked WITHOUT A LEASH. These are aggressive breeds of dogs which are NOT allowed in almost every apartment complex, including here, yet The Connor Group doesn't seem to care. The utilities are EXTREMELY high, making the slightly low rent (for this area) insignificant. I live in a 1BR, I use water very conservatively and my water/sewage/trash bill is over $60/mo. RIDICULOUS! I was informed that this bill also includes OUTSIDE LIGHTING?? Does anyone else in other apartments have to pay the OUTDOOR light bill?? Come on. Also, this place has gotten SO ghetto - there have been several car break-ins in the last few months. Last summer, our water was shut off for DAYS at a time, on at least FOUR separate occasions. So in summation, if you want to live in a place with rude management, high utility bills, sporatic water shut-offs, car break-ins, aggressive breeds of dogs running around without a leash, and just a dirty property in general, then by all means, come on in! It was a huge mistake for me to renew my lease under The Connor Group last year, and needless to say, I WON'T be renewing this year. The Connor Group is AWFUL, and unfortunately they're taking over a LOT of properties in Atlanta, which means that apartment living is going go start declining very soon. Beware!! I'd give anything to have Fairfield back. :(

You are 100 percent right. You hit it right on. I have seen everything you have said here to be true. I also do believe that the Conner group is horrible. I was here with Fairfield and they were much better. I will not be renewing my lease either. I fell for it but I wont again.

You are totally correct - this place is horrible. I lived here many years and can't get over how ghetto and crack head its become. The water bill makes no sense - how could I be paying nearly a $100 for water. Show me the usage.

Beware. All of the positive reviews have probably been written by leasing staff. This place is AWFUL and I wish I never moved here to begin with. Sure the rent is cheap, but you certainly do get what you pay for. My utility bills are through the roof, and I have been without A/C for the 3rd time this month.

I hate this place
I'm tired of paying a gate fee for a gate that is always broken, a pest fee for bugs that roam freely in my apartment, an administration fee for god knows what, and a trash charge for me having to put my trash in my car and drive it to the top of the street. Water and Sewage definitely doesn't make any sense...they are ripping us all off and there's no way to stop them. I've contacted Heartland Regional Power company (the company they use for all these -------- fees) and apparently they are just a billing department and there is no way to file a complaint or talk to anyone at their business... you have to just deal with Morningside people. The signs they have outside the complex crack me up... free rent this and discounts on that... LIES... THEY ARE ALL LIES. I've never paid so much for utilities in my entire apartment living experience. I'm counting down the days until my lease is up.
