poor property conditions and horrible management

i am a former resident of morningside courts. while i lived there i sub contratcted and cleaned apartments during the seven months that i lived there. additionally with the resident referral program i sent them over 14 residents in a three month period. i cannot apologize enough to those i sent there! between the cleaning and referrals i built up a 7 month rent credit. there became problems with that. three months later credits that posted were taken back 90 days later. we finally had to go to court to resolve the matter. the property manager had me arrested for plugging in an extension cord in the common area entry way. i had already moved most of my things out and the power had been disconnected. i had the extension cord in for about two hours for two different nights to see to pack boxes. the charge was theft of services. the property manager had the courtesy officer arrest me even though she was fully aware that the property manager was not going to press charges or show up in court for the extension cord violation. i happen to work for a police sgt who helped me with internal affairs procedures. if an officer comes upon request then KNOWS the manager is'nt going to press charges but just wants me arrested as part of a dispute over rent credits and complaints to the corporate office the officer is not not supposed to arrest someone if the other party refuses to press charges. that case was dismissed but i had to spend 17 hours in the fulton county jail. as for the condition of the property all i will say is go and determine for yourself. when viewing the apartment ask to see behind the stove and frig. look closely at the hotwater heaters etc. ask to see exterminator records. talk to other residents. ASK TO SEE A WATER BILL. water is not a regulated utility in georgia so apartments can charge above and beyond what the city charges are. my water bill was over $85.00 per month. i was a single person in a one bedroom.. the property manger also told people they suspected i was doing drugs. i was not and do not. i have to take surprise drug screens for work and i have saved the dated test results. the windows leaked air in my apartment. use judgement and caution no matter where you move to. there are tons of great deals out there and of course when viewing you're gonna be told good things. once your lease is signed it is a done deal. georgia is landlord friendly state. so landlords get away with more here. in most states lease buy out fees are illegal. in georgia they can keep your deposit, charge you several months rent and charge you a lease buy out fee so think. there are HUNDREDS of empty apartments out there so don't look at only two left signs should any property have those up. (false advertisememt is crime) negotiate the best deal for yourself. personally i would rent from individuals. they are less likely to do the things that corporate management does. remember collection agencies must be paid. an individual is less likely to fork out more money just to make your life hell. usually you can reach a mutual agreemnt to vacate without a big hassle when you can deal with your lanlord one on one. one last thing free months rent and no deposit move in deals aren't the great deal that it seems. should you have a dispute that will make matters worse in the end. good luck and remember shop around!!!!!!!!

You are right. The water bill is out of control. The heat is gas and it goes right out the windows because they are not sealed up tight. My lease will be up soon and I am leaving. I am not renewing my lease at all. I did hear that the property manager was fired however for working for another property as well as this one. You can defenitely without a doubt find a newer place and I guarrantee with all electric, gas and utility bill that the complex charges here at Morningside plus the rent, you will find cheaper at a new place. Guarranteed. And those new places are LUXURY>

i was the one that posted the pics. i have since moved to an amli property two exits up the freeway. the complex is older but looks and feels newer due to better maintenance. i'm only paying 745 for a one bedroom and the water is a pro-rated amount of $20 no matter how much you use. the other good thing is its all electric. my highest bill with heat, two computers, and a bunch of home theater equipment running all day everyday was still under $100. so yes, better is out there. also they have a maintenance agreement in the lease that they will have repairs done in a certain period of time.
