I've been in Paces Station for one year now. My lease is up and I'm debating on resigning. I DO NOT want to, but to avoid the pains of moving, I may have to suck it up for a while longer. The main reason I want out is that my rent went up 8%, the industry standard is approx. 3%. Their excuse is that there are no more apts available in my floor plan - basically, they raised it a lot because they can. My best friend also lives here and hers went up a whopping 2%... because there are several of her floor plan still out there. I normally wouldn't mind, but Paces Station isn't worth it. Here's why:
The pool areas are unkempt. By this I mean the gounds and the chairs and tables. They really should be repaired/replaced - they're moldy and most are broken.
The gates are always broken. Personally, I don't care if they're open or not - but this (just as the pools) is an ammenity that you pay for. It drives up the price of the apartment, but isn't actually available for use.
As far as the leasing staff goes, they're about par. Clueless most of the time and seemingly want to be left alone.
The water bill - OMG. A large house of four or five people pay a lower bill than what you get here. Mine averages $40 - $45... I live alone.
For any complaints you may see on the pet waste - it's the naughty neighbors, this happens anywhere you may live. As far as the train - it's part of historical Vinings. The bugs - I don't have bugs, but this is the south, there are bugs here, don't leave food lying around.
Bottom line: You can do much better - keep looking. Trust me.
