I don't know why there are so many complaints about this place. This is a bargain for the vinings area. The only thing I can chalk the complaints up to is the typical snobbery you see in this area.
Managent staff is extremely helpful and prompt. Repairs are guaranteed in 48 hours and they are on the ball about it. They are excellent about returning directions, reasonable and fair too.
Apartment mechanical and appliance problems seem slightly above average.
Yes, there are a few wierd things at work. The bug problem is real and does need to be addressed, but it's not intolerable and overall the place is clean. The staff is slow to make seasonal preparations, such as ensuring the pools are clean.
The water pricing (per sq. foot, regardless of usage) is unfair to those without a washer and dryer inside, and Infinite Energy is the biggest ripoff in a gas provider (heating only) I've ever seen. Lastly, the $400 late rent fee is highway robbery, and exists in tandem with no early-payment incentive. There are no ceiling lights in any of the main apartment rooms, despite switches being present, but the ample storage space is very nice.
It would also be nice if we got the ceiling fans that are promised in the apartment's online adds. Pets are tolerated, but the $300 charge is outlandish and twice the national average.
The third entrance needs an actual gate, not two cross-posts that anyone could walk through.
The side-effect of the expenses associated with living here and moving in is they have created a very nice neighborhood full of top-shelf, courteous residents. Noise is non-existent, crime is at zero level. It's a perfect place for students, too. The complex is forested and beautiful.
Some have complained about the train, but it's not constant and it's just part of the surrounding area.
Speaking of surrounding areas, someone needs to fix THE DIP in the road at gate 1 (you know what I'm talking about), and the proximity to Paces Forest (next-door, with a mixed reputation) is a little disturbing.
Overall, we're pleased, and if the rent remains reasonable my wife and I can't think of any reasons yet to consider moving.
