First, I want to mention that you should be particular about leasing an apartment anywhere. I imagine that this site is created for us "OCD" in mind. If you don't like noise, live on the top floor. If you don't like a train, don't live near one. There is a huge train in Vinings and from the reviews I've read, many people don't know this.

Our experience living here has been overall pretty good. At Paces Station, you get what you pay for. We have lived here for 18 months. Our apartment is a 2 bed/2 bath on the top floor facing mostly trees. It's very quiet but once in a blue moon the neighbors at the building behind us will have a "block party". You know...they crank up the stereo in their 1987 Cutlass Supreme and bounce around for a few minutes in the parking lot. We just stare and think, "Who raised these people?". By the time it becomes annoying it's over. But overall it's very quiet and we specified a top floor apartment and to be located far away from the train.

The fixtures and finishes here are very lacking. But like I said, you're not paying premium rent. We had some maintenance issues with things here and there. The staff is always quick to be here but sometimes things aren't fixed in time. We also had our entire HVAC replaced and we're quite happy about that because our electric bill has been cut in half. The apartments here just need to be rehabbed. They need new cabinets, appliances, lighting, HVAC and a few upgrades. I'm sure that time will come or a big developer will just plow the place down. If you have maintenance issues, the office staff will make sure everything is fixed. Also, living on the top floor, we rarely see any bugs.

The parking adjacent to our building is amazing. We never have an issue finding a space and if this is a concern of yours, just drive around the complex between 5-7pm before you move in. You will find which buildings lack with parking. Also, we've never experienced any break-ins.

The maintenance staff overall is great. Every now and then you will find yourself waiting for 10-15 minutes outside while they're showing an apartment but other than that, they really take care of us here. They know us by name, they're very friendly and responsive. This is the best deal in Vinings and we have many friends that live here. Our neighbors actually say hello. When you're renting an apartment, you're basically throwing money away so try to make it cheap and do your research. Do NOT live at Forest Hills next door... HORRIBLE.

P.S. Comcast is our cable/internet provider and they do a great job in this area.
