While I have only lived here for a few months, I can honestly say that my experience while renting at Paces Station Apartments has been great so far. I was very surprised to see that so many negative reviews had been posted about this property. Either they are completely false reviews written by bitter picky people, or things have drastically changed for the better. I am not familiar with the entire property grounds, so I can only speak for my area which is the apartments located through the same gate as the leasing office.
If you are expecting to move into a luxury apartment with like new conditions and tons of upgrades, then this is definitely not the apartment for you. The apartments are basic, yet they are still modern, clean, freshly painted, with large floor plans and definitely affordable, especially given that they're located in such an ideal location. Prior to moving into Paces Station I toured other apartment developments in the Vinings area and Paces Station was the only that completely met my needs on almost every level. The grounds are very safe and neatly maintained; always kept clean and brightly lit. They are well built; even though most of my neighbors have large dogs I've never even heard them barking from the inside of my apartment. It's a very quiet place to live. I don't even hear the train passing. There is also ample parking for all of the building residents. All of my maintenance requests have always been handled quickly and professionally. As for the entrance gate sometimes not working properly, I don't personally believe that this really affects my safety at all. There are plenty of other high priced properties located in this area that are considered safe and they don't even have an electronic entrance gate setup
For the people who are complaining about bugs, please remember that you live in Georgia. If you happen to have a phobia of harmless bugs, then I'd suggest either renting an apartment on the second floor or relocating to a big frigid city up North. If you opt for the first option, weekly pest control services are available free of charge.
The only complaint that I have in common with some of the other reviews posted is that not all of the leasing office employees are always very helpful. My leasing agent (Melissa P.) was excellent, but I have encountered some other employees who were not on this same level. If you happen to encounter this issue as well, request to speak with the Property Leasing Office Manager. He has always been as equally helpful as Melissa P. whenever it's been necessary that I contact him.

You must live near the entrance if you don't hear the trains that run approximately every hour all day and night. Don't judge others by your experience as they are definitely not the same. Don't call people picky if you have not walked in their shoes and gone through what they have gone through.

No, I don't live anywhere near the entrance and yet I still don't hear any loud train passing through like some other reviewers have described. I'm actually nestled pretty far into the grounds too. Perhaps if I specifically tried listening out for it I would hear it, but I don't. I also know several other people who have lived at Paces Station for 3 years who still enjoy living here and who also don't have any issues with noisy trains or bug infestations. I believe that the residents that live up on the hill closer to the actual train track paths would be the ones mostly affected by the noisy train issue that's been described and those that live in the terrace level apartments would be the residents affected by the issues with bugs (especially in the summer months). In any case, the property itself is not to directly blame for either of these issues or a specific individual's hyper sensitivies. As the person above me previously noted, if train noise bothers you at all, why would you even consider moving into any apartment development in the immediate Vinings area? The other developments aren't immune to the Vinings freight train track path either. I will definitely write another review once my lease is up, but if things continue to operate as they have up until now, then I will be renewing my lease next year. So far though, I've had none of the problems you're suggesting I would have such as the non-functional appliances or the untimely answering of my maintenance requests. When I wrote this review my intentions were not to judge any particular reviewer or their experiences, which is why I specifically stated that this has been MY experience thurs far, but have any of you ever stopped to think that some of the people who write these reviews are people that have left the complex under less than favorable conditions caused by their own actions? It's always easier to get bitter people to write bad reviews than it is to have happy people write good reviews. Obviously in all venues of life the satisfied people don't ever voice as loudly as the unsatisfied people do. Sometimes you have to take the good with the bad and while this place is certainly not perfect, it's definitely not third world living conditions.

Yeah I hope that place has improved...but I would suggest that after your lease is up that you come back and let us know what you think...that's not meant to sound insulting I just mean when I lived there the first couple months I loved it...as with other places but with time you start to see how things really seem to run and if the maintence requests are answered quickly..consistently and how the appliances and the such hold up. I really hope things continue to be satisfactory for you but I think with more time there you might see what the others are talking about. Best of luck! :)

I have to agree with the reviewer -- I've been amazed at the negativity here about this complex. It's not a flawless complex, sure, but it's not the third-world hovel some people make it out to be. Like the person going on about the bugs in the review most recent to this one. You'd think we lived in Somalia. Give me a break. OCD much?
I chalk most of it up to primadonnas.
The trains DO NOT run every hour, all day and all night, and you know it. It's once a day, usually, sometimes twice, tops.
The management here are good people -- ask to transfer your lease to a different apartment in the complex if this is such a huge deal. I have to wonder: you knew the place you were renting was near train tracks, so why did you move here if that was an issue? Personally, I live here about two hundred feet from the tracks and have never been bothered by it.

If you call having toxic black mold in your apartment a minor issue then I feel sorry for you people. I had an independent mold tester come out who told me I need to vacate the apartment due to the unsafe levels of mold that was in it. Paces Station does not do a good job cleaning up black mold. They ignored multiple complainants both in writing and phoned in about this issue.

I Miss Paces Station... The only reason we left was because they went up on the rent for a one bedroom apartment. The only thing that i had a problem with was the train.. If they went down on the price.. i would come back in an heartbeat
