Good & bad... I'll try to be fair.

I moved here under Post's Preferred Employer Program. Shortly after moving in, I realized I was not happy. The complex wasn't what leasing staff portrayed it as. (It's really sad that you only find out after the move-in.)

I decided to transfer to another Post property. Little did I know that as I was making my decision to move from Post Park, Post was selling the property. They had offered such a 'great' move-in concession to increase occupancy prior to the sale. I'd been in the complex less than 1 month. Very strategic! I felt somewhat deceived/betrayed by Post because I signed the lease moreso wanting a Post property (preferred employer benefits) than the complex itself.

For several days, I called/left messages for the leasing office staff. The calls were never returned. I work long hours & was never around during office hours to make an in-person visit. I left the complex one morning & the Post Park sign was covered. My neighbors & I thought it was for maintenance. Another morning, I left & there was a different name on the complex. At the time, my neighbors & I thought it was just a name change. One day, I called the leasing office & did reach a live person. I requested my leasing agent. No one in the office knew him or any of the familiar leasing staff or management. There were all new staff members; they didn't mention with a new management company. My neighbors & I were in shock.

I was prompted to go to Post's website. I found a press release regarding the sale. (I wish I'd done more research before moving here.) I called Post headquarters to find out my rights...having leased a Post apt. I was advised I was SOL. We weren't notified officially until weeks later. We came home to letters stuck in the door. I chose to stick the lease out, not wanting to pay the lease cancellation charges. In addition, I'm new to ATL & didn't have the time & energy to search/move again. One plus = location, location, location...

The apartments in & of themselves are basic, adequate. They do appear better quality than they are. After moving in, you'll realize that. There has been some crime lately (i.e. car thefts, attempted home invasions, etc). Gates are often broken. (I don't understand how the residents or guests break the gate arms.) Management didn't notify residents of the crimes. The new leasing management is cheap. They repair cheaply (low standards) & usually will not replace carpet, flooring, wallpaper...even when it's obviously worn. Nothing is replaced until the expected life has expired. They tape, glue, caulk, etc. Most apartment carpet is cheap, poor quality anyway. Looks good when it's freshly cleaned & vacuumed, only until it's been walked on. I try to avoid walking on the carpet while wearing shoes & recommend that to anyone. Carefully inspect EVERY aspect of the apartment (floor to wall to ceiling in every room/closet) you plan to rent BEFORE signing the lease. You'll see the 'quality' of the apartment/work.

Insulation is poor. My apartment has been difficult to heat in winter/cool in summer. Noise is a problem, especially on lower floors. Top floor OK. By law, I believe they can't tell you if you're moving under someone with several kids or pets. Like me, you probably won't find out until after you move in. Some areas of the complex are noisy outdoors (loud neighbors, music, etc). Be careful about that. Try visiting at different times. Most people visit during the early day or on weekends when everyone's away, very deceiving impression. Please note during office hours, most residents are away.

Odors (food, etc) from other apts are common. I've now been here a year. I can thankfully say bugs haven't been a major problem for me. I used several bombs before moving in; of course, I'd do that before moving anywhere. Parking is plentiful IF you get home early & stay. If you're late, you'll most likely have to walk a distance. Not fun in the cold or heat, carrying groceries, packages, or kids, etc. There's no policy for residents with >1 vehicle (car, motorcycle, etc)... They often occupy the spaces closest to the building & never or rarely move the extra vehicle.

Traffic is usually heavy just outside the complex (rush hour). It's sometimes a little difficult (5min) to getting in/out of the complex. It's often very difficult (15min) getting to the interstates during those times.

I sometimes feel as if I'm living in a dump. But I know I'm not. The apartments are just older & have the same issues of older apartments when management doesn't want to invest in upgrades. I will say the apartments are significantly over-priced, even with the so-called 3/4 months rent free. I recently discovered I pay almost $200 more than my neighbor each month (even with a 3-mo free rent concession). Somehow, that doesn't seem right. They're paying less than $600. I'm an army of 1, they're 2. We're both in the same 2BR apt floorplan; I have old carpet. I knew I was paying more than the apt should be but didn't know how much more until recently. I guess a free rent deal is not really a deal. I'd expect my rent to be in the ballpark. Beware! Be aware! Most ATL apts are over-priced. I don't know if similar rent variances exist or if they tend to be worse elsewhere.

Current leasing staff is OK, sometimes difficult to reach during office hours. Focus appears to be on occupany...getting signatures on the leases as quickly as possible. Beware! Be aware! Always be aware of anyone who accesses your apartmnt. Items have been tampered with or permanently misplaced. Try to find out who's living around you for safety reasons. Some areas of the complex are safer than others.

Of all I've dealt with since moving in, I will likely not renew because of my discomfort w/the rental rate discrepancy. In addition, given all I've dealt with, I can't recommend the complex to anyone with high standards/expectations. You'll survive the lease but you probably won't be content. I will miss some of my neighbors. Some are/were nice! The complex/residents are slowly changing.
