I bought a condo in Park Tower One April, 3 2006. I find that many of the complaints listed here are from renters who have had difficulties with the management company Julian LeCraw.

By happenstance, I worked for Julian Le Craw company from 1999-2001 and resigned my position with the company to move on to something better. Despite the fact I left the company, the company is very professional; they treat their employees far better than most corporations. So, why so many complaints about Park Towers'' As I recall, while working for Julian LeCraw, some within the company referred to Park Towers as "Ghetto Towers." The fact is that Park towers consists of three properties that share a common lobby. There is Park tower One, Two, and Three. Park tower one is a high rise condominium with residents that range from young professionals to 60 somthing empty nesters looking to downsize. It is a great combination--park tower one is a happy place. Park tower three is a newer low rise condominium development that caters to young professionals interested in a loft style home. Prices are high in Park Tower 3. Now, we come to Park Tower Two--the so called Ghetto tower. Regretfully for Julian LeCraw company, this tower has never made any money. To the best of my knowledge, Park Tower Two has operated at break even, or even a slight loss ever since it was constructed. Much of the complaints about Park Towers coming from this message board is coming from renters unsatisfied with managment attention to maintence and rules enforcement.

It is entirely true that quality of life rules enforcement has been lacking. There have been some automobile break-in, loud people in the lobby, and a strange smell rising up from the basement.

Myth: There are rats in the building--this is absolute hogwash--there are no rats in the building.

Myth: Park Towers is Ghetto--there are some ------- American residents in Park Towers who like to go the club on weekends--but just like everyone else, they are young professionals who have the income to live here.

Fact: Park Tower Two (rental apartments) has some problems, the tower has never been profitable for Julian LeCraw Co. and they have recently been accepting Section 8 for some of the lower floor apartments. The upper floor apartments in Park Tower Two remain upscale. If you visit the elevator lobby on each floor you will find that the higher the floor the nicer the furnishings/carpet/lighting fixtures.

Rumor: Once all the units in Park Tower Three are sold, the sales office in the lobby will be reopened to begin selling units in Park Tower Two. So, the "Ghetto" problems of Park Tower Two will go away as these units are transitioned from Rental Units to Condominium Ownership.

Fact: The concierge service has been overhauled as of the first quarter of 2006--the service has become much more sensitive to the needs of owners and more responsive to quality of life issues. You will not find loitering in the lobby, problems with prostitution or exceptional security issues.

Fact: There is not enough guest parking--everything that has been said about this is entirely true.

Myth: You can hear you neighbors, this is not true unless your neighbors are exceptionally noisy. If your neighbors are exceptionally noisy, contact the managment--they will respond, you just have to push the issue a little.

Fact: Park Tower One has a smell rising up from the basement. The smell is caused by some water seeping up from the ground. It is a drainage issue and has nothing to do with rats (as one other review suggested that dead rats were in the walls, the walls are solid concrete--it is an impossible occurance, and the comment is entirely inaccurate). The managment has brought in engineering consultants and retained the services of some foundation experts and the problem seems to have been brought under control. Tbe smell is far less than it was and I expect over time it will disapper entirely.

First of all, there are RATS in the building! I HAVE PERSONALLY SEEN THEM WITH MY OWN EYES, THANK YOU VERY MUCH!!!
Secondly, the "Ghetto" doesn't have anything to do with being " ------- American"...there are white, hispanic, etc ghettos all over the world. Ghetto has to do with the quality of both the residents and facilities.
Thirdly, I live in a lower floor appartment on the tower 2 side and I am not a section 8 participant.
The concierge is BS! They haven't called me in over a year to tell me I had a guest. People just show up at my door. Let alone if I'm especting a package.
Angel Arrington is the RUDEST person I've ever come in contact with! How she has a job working with people is beyond me. Poor representation for J.L. & company.
Lastly, the wall are PAPER THIN! I look for my phone then realize it's my neighbors phone ringing! I hear everything they say, even what television show their watching.
So Mr/Mrs previous J.L. employee, please do not state facts and myths. The people that write these comments have actually experienced them in the flesh. I'm sure that they as well as myself have better things to do than to ALL make up the same or way to similar tragedies.

I've been here from the beginning of 2005 to current. The Fact/Myth person is pretty much spot-on with every comment. As for the rats it is 90% true that there are none. What people seem to forget is that you have two hotels with outdoor trash storage in close proximity. Despite being in Dunwoody/S.Springs, this is still somewhat city-ish. As a result, you do get rodents around the entire area. They will gravitate towards anything they can reach. In this case, it was the garbage area of a nearby building (which happened to be us). I've never seen a rat or rodent, but it is entirely possible (if not logical) for them to have been found in the lower level where garbage is. But rats going through solid concrete? No. Any residential floor would have no reason to fear rodents.

Quality of people? No problem with anyone over 18. Not once. However, more than a couple residents have some little heathen kids and teens. They'll do things like leave candy wrappers in the elevator or other trifling stuff. I caught 3 kids in the act of being bad and made the Concierge call their parents. For what it's worth, two were White, one Black. There are some ghetto lookin' folks who live here. Never a single problem with a single one, but yeah...it is "ATL". If your mom-in-law is a New England WASP, she's gonna get a bit of culture shock.

If you are a cool person and treat them like humans, the staff ranges from awesome to a tad indifferent at worst. If you're a jerk who thinks they are butlers/maids/servants who you can order around and be rude to, you probably won't have a very high opinion of them. Walk in, say hello with a smile and ask them "what's up?" and you'll get magical service!!! But most people are becoming rude and boorish these days, so they do not posess these skills.

Parking situation is HORRIBLE. If you can't get more than one space, then pray that you have no friends. Illegal parking in the hotel nearby is cool for occasional guests--but make it a habit and get marked and you'll get stickered or towed at worst. Again, a cost of urban hi-rise living, but this is on the bad side due to lack of neighboring streets to park on.

Like ANY hi-rise, when the elevator breaks, it is terrible. If you have never lived in a hi-rise before, there are some things to know about. One of them is that elevators break on what seems like an annual basis. The staff gave regular updates, but it still sucked.

The higher a floor you live on, the less you have to do any heating. I lived on 22 and ran the heat twice all year. In the summer, the will be higher than an average unit of the same size (for the same reason). But winters are cheap. Advantage of hi-rise living.

Overall, I had a good time here. The folks are cool, it is located in walking distance to Publix, Eckerd's, a chocolatier, and a bar!! If you are young and in Alanta's "pulse", you'll be fine. If you are older and know less than one Black person (and he's 58), then you will best be served looking elsewhere.
