Great Location, Good Price ...management problematic

During the summer months the place is beautiful. The landscape is gorgeous and sometimes the light hits the place like a painting.
The neighborhood is fairly quiet except for the trains that run by regularly however you soon get used to them and I just slept through their passing. The apartments are located on low ground and the historic PeachTree river runs parallel to the grounds.
All kinds of wild life you dont' expect in the middle of the city(Including a tribe of cats abandoned when the buildings were evacuated do to flooding. I enjoyed living there and will miss my walks along the river bed and the train tracks.
THe down side is when it rains the grounds get flooded and you are at risk of being flooded out of your house if it rains a lot.
Because of the damp the houses have a musty smell(If you are alergic to mold I'd stay away). I never saw roaches when I was there but I saw a lot of water bugs and milipedes and centipedes. Also there are wasp living under the eves.
The maintenance staff was very friendly but I had a problem with my toilet continually running. THey came out to look at it eventually but basically told me the chain needed fixing and left me with a continually running toilet and an escalating water bill. I eventually fixed it myself. Where I really got caught was in the exit. They initially took half of my deposit with out giving me a reason. I had been very dutiful about cleaning before I left and I was not happy at all about them takign my security deposit. When I called about it the manager refused to take my calls. After about six weeks of persistant calls and messages left she got back to me and they finally returned my deposit. I would be sure to document by photographs the condition of the apartment when you move in and when you leave and please not that the fine print in the contract says they have like 6 weeks or 3 months or some rediculous amount of time before they have to return your deposit to you. They hope I think you will just forget about it. I liked the location and enjoyed my summer stay (3/2003 to Oct/2003) but the exit process left a bad taste in my mouth even though it was eventually resolved to my satisfaction.
I have to say that there was one manager there who was absolutely gracious and wonderful and seemed to know all the residents but unfortunately they let her go and the rest of them were less caring of the residents.
