First let me begin with the good. The location is ideal if you work or go to school in the Midtown/Buckhead area. The prices are reasonable for the location.

Now for the bad...
* The walls are PAPER-thin. I hear everything from my upstairs neighbors having sex, the my next door neighbor having a normal conversation or shutting his kitchen cabinets. Additionally, I could hear my other neighbor everyday when he urinated. Yes I heard him peeing and this was on a daily basis.

(Oh and yes the floods were a total nightmare. My neighbors were more helpful than the leasing staff. The apts are situated right by Peachtree Creek which seems to crest everytime it rains. GET RENTERS INSURANCE & CAR Insurance is a MUST b/c if your car is low to the ground and it floods your car will be ruined!!!)

* The bugs are out of control. I am a neat freak and I'm not used to seeing so many roaches, silverfish, millipedes, and ants.

* The leasing agents are either very rude or act like total idiots. There have been numerous times that I have reported issues to them for them to not do anything about it. They don't listen very well so it's best to write a one page letter of complaint for them to actually do anything.

* Maintenance...The maintenance guys are very lazy and only know how to perform basic tasks like changing the air-filter. My toilet was stopped up for 4 days before I finally got a new one. (also if it's raining they drag mud and leaves everywhere, leaving your apt. smelling like wet dog)

* Water stays hot for about 9 minutes.

For your own sanity, PLEASE DO NOT MOVE HERE. I have 17 days left and I am counting the minutes until I leave this hell hole!!!

good assesment. i hear my neighbors having sex and running up & down the steps in the middle of the night. and when they smoke outside, it actually comes in around my door & stinks up my living room.
