peachtree park, for me, has not been as bad as many people have said. i'm wondering which part of the complex these people were tenants, because i've never had any of the problems they've had (other than the flood) and i've been there since april, 2003. that's not to say that i haven't had issues - major issues - with my apt. usually, my job requests are completed in 24 hours and more often than not, i don't need to follow-up with the office. that's not to say that they're perfect. well, let's talk...

when i first moved in the complex, i LOVED it. it was clean, well-managed and a steal. i really felt like i had found some jewel - the price, the location, and how quiet it was. the only complaint i had then (and now) is that there seems to be a revolving door to the leasing office. folks come and go like the season's change. the manager has been there for 2 years, but no one else in the office (i'm not so sure about the maintenance folks) have been there that long. that's a problem for me.

like i said, everything was great when i moved in. but in sept. 04, when the hurricane hit, all hell broke loose. contrary to popular belief, the leasing manager WAS THERE. she was the one who told me and my partner to evacuate. and leave, we did, only AFTER the water got up to 3 feet. it rose more...thankfully we're on the second floor. so if you move here, make sure you get renter's insurance. and try really hard to get an upstairs apt. since that flood, there have been 2 more floods, though not as severe as the first. but every time it rains for a while, i say a prayer and watch the creek from my porch.

don't be fooled - those "newly renovated" apartments they're advertising replaced the apts. that were RUINED by the flood. and from what i've seen (since the doors were usually unlocked to these apts.), they weren't done that well. they look good, but the materials are really cheap. keep in mind - they had to GUT those apartments, which is how i wound up with not one, but two rats (both of which i caught, one of which i had to dispose of). and this is where my frustration started.

the dehumidifyers - in order to dry out the insides of the gutted apartments and cut down (if not stop) the growth of mold, huge dehumidifyers were used. this caused structural damage to my apartment. since the contraptions were sucking all the moisture from the apartment below me, it sucked out the moisture in mine, too, thus cracks that had been repaired prior to my living there started to show. then the walls started separating from ceiling and all this became completely unsightly. i had one of the leasing agents come see what was going on and two days later a construction team showed ready to repair and repaint. it wasn't a great job, but it'll do. i'd LOVE to get a REAL paint job, though, still.

the construction - as expected, it was noisy, as if someone had told the crew that the buildings were completely empty. several times i came home to find tools strewn about the lawn, walkways and stairs, debris flying in the air, and items in my apartment disheveled from all the banging that went on. and yes, the water was cut off (several times), without warning (most times), for long periods (all the time), late into the evening (after 7pm a few times).

the rat(s) - i am not exaggerating. i know the difference between a mouse and a rat. this was a rat. the size of my hand, it chewed and peed and pooed on just about every surface of my kitchen and my living room, including the 'fridge, the dinette table and the foyer. the leasing staff proved be to, well, pretty nonchalant and helpless, although one agent suggested i started charging the rodent rent. maybe she was trying to lighten my mood, but i didn't find it funny, having stayed up until 5am the night before, trying to drive it out of the apt. the maintenance men (who are a really cool bunch of dudes) promptly put down sticky traps, but it was my old fashioned rat traps that caught the rodent(s). the second rat was found dead in the water heater closet about 2 weeks after we caught the first one.

although my problems seem pretty huge, i truly believe they were connected to the flood, which was out of peachtree park's control. i can't speak on any insect "infestations". sure, i see a spider here and a water bug/roach there, but that's to be expected in an apartment in GA...by the water. what's not to be expected is the garbage overflowing.

the dumpster overflows quite often - maybe twice a month. a couple times another dumpster appeared in the driveway next to the office and it, too, soon overflowed. and occasionally, after it rains, the dumpster will need to be drained, which means there'll be a hose siphoning gallons of stank, stagnant water from the dumpster to the sewer. i'm sure there's an ordinance against this practice.

i also have a noisy neighbor. i'm seriously thinking about trying to get them evicted, if possible. their music is so loud that my floor vibrates (they're under me). i'll see what the leasing office says.

oh, and if you ever need anything, go to the office - don't call them. i've been trying to speak to someone all afternoon (it's time to renew my lease) and i haven't spoken to anyone, not even an answering machine. usually i just go to the office and speak to someone (whoever the new person may be at the time).

so, overall, i'll give my stay a grade B-/C . it's not the best but it's far from the worst. the one thing i loved (and still love) about the community is that it looks like a small neighborhood. it doesn't look like the typical complex. and the location is&whoa. there's nothing like sitting in all that traffic and noise on peachtree road and turning down peachtree park drive and hearing silence (well, unless my neighbor is home). and sure there's the occasional loud car that rides through blaring rap, rock, folk or funk, but everyone's not as respectful as they should be. that's just the nature of the beast, unfortunately. and after all that, i'm still renewing my lease. i'm still happy to call peachtree park home. but please believe i'll be addressing all my concerns with the manager tonight when i renew my lease (i finally got through).
