To Pleasantdale Crossing Management and Associates:


I would like to inform you that I am contesting the end of lease termination fees due to the lack to inconvenience and dissatisfaction of treatment that I have received since my living on the premises. I have only been a resident of Pleasantdale since May, and my experience here has been a complete and utter nightmare to say the least. I will start from the very beginning.

First, when I moved here I moved into a unit that was once the old leasing office of the premises, which was supposed to be a two bedroom apartment. I originally looked at a one bedroom with Chiquita Washington and had chosen a one bedroom until she showed me the old leasing office unit. When I first saw the unit it was very dirty and dusty with cob webs everywhere, and the carpet was horrific. She promised me that the unit would be in perfect condition i.e. fresh paint, and new carpet. I was very particular on the new carpet being that I had a newborn baby that was 2 weeks at the time of move in, and I didn t want him to grow up and be crawling on old tattered pre-cleaned carpet. I originally moved here the beginning of May on a Saturday. When I came here on the Saturday to move in Ms. Washington was not present to do the move in. She had left a temporary employee in charge to do the move in. When the temporary employee took me into the unit it was absolutely filthy. There was cob webs in the ceiling lights, the walls has smudges on them, and worst of all the carpet had only been partially cleaned, not to mention the musty smell. I explained to the temp right then and there that I did not want the unit, and I wanted to just have the one bedroom that I had chosen the two days before. She explained to me that she was only a temporary employee, and that Ms. Washington had only left out the keys for the unit I was moving into, and she did not have access to anything. So I was basically stuck between a rock and a hard place considering my moving guys were already at my old place moving my things and were on the way to Pleasantdale. So I had no choice but to move into a horribly nasty apartment with my 2 week old son. On that following Monday I went into the leasing office and spoke with Ms. Washington about my dissatisfaction with the condition of the apartment. She told me that she did not have any units available. She told me that everything had been leased; even the one bedroom that I had just looked at days before. (Which I ended up finding out was a lie.) She then told me she didn t know when there would be any vacancies. I was very upset because I could not understand how she could be the manager of the property and not know when there would be vacancies. Needless to say that conversation between she and I did not go very well, and she then told me she would move me into a new unit as soon as possible. The following week I went to her to find out what was going on, and she then proceeded to tell me that a unit did come open, but if I wanted the unit I would have to pay transfer fees to do so. Once again that conversation did not go well. I told her that I felt it was wrong to charge me for a transfer considering I would not be in this situation if it had not been for her leaving an incompetent person in charge at the time of my move in. She then told me she would have to check with someone at another property and let me know. The next day I came back and she said she would not charge me. I lived in that apartment for a month!!! I had to live out of boxes, and could not get situated and comfortable with my new baby. It was a very horrible experience. Imagine being a new mom, with a new baby, in a new apartment that is dirty, and living out of boxes, just to have to move again a month later. It was very inconvenient, and it was a nightmare. And I almost forgot the leaky ceiling in the laundry area that I had to put a bucket under!!! It was disgusting!!!

Next, I finally moved into the unit that I am in currently. When I moved into this unit I was so relieved that I finally had an apartment that I was comfortable with, with new carpet. Ms. Washington and I walked the apartment together, and the apartment seemed fine. Over the next week there were numerous things that I found wrong;
1. The garbage disposal did not work.
2. 3 light bulbs in the dining room had gone out.
3. The light in the master closet had gone out.
4. The toilet tissue holder in the second bathroom was broken (and still is). I placed a work order for that and that was never fixed to this day.
5. The toilet in the second bathroom did not flush. I had to have my father come by to fix it. By the time your guys would have come to fix it 6-8 weeks had gone by.
6. The door on the second bedroom had come off the hedge (and still is). I placed a work order for that and that was never fixed to this day.
7. The light in the master bathroom was broken, and has been since about 2 weeks since I moved here. There was only one attempt to fix it by your maintenance, and that was in October. I moved to this unit in June. I actually had to switch bedrooms due to the fact I had no light in my bathroom, and still don t. I was told in October that a part had to be ordered and still nothing. It has yet to be fixed.
8. Now the light in the second bathroom is broke as well. So I have two bathrooms and no light in either.
9. Shower heads in both bathrooms have rusted and fallen off. Those were replaced.

Overall, I have made at least 11 work order requests, and that is ridiculous. This place is a joke, and I do not believe it is fair to have to pay lease termination fees to want to leave a place that cannot hold up its end of the contract. The property wants my rent every month, but can t fix things that go wrong in my apartment in a timely manner. I have been inconvenienced since I moved here and I am tired of it. Not to mention when Ms. Washington was here I specifically asked her if I could put up my blinds on my patio, and she told me yes. I went to Lowes and purchased those blinds. They were around $8.00 a piece, and there are 11 windows. That s almost 100.00 I spent after taxes. Now I receive a letter stating my blinds have to come down or else I will be fined. I m losing my money I invested to make my patio more private, and that is not fair. I don t see the property trying to reimburse me at all. So I am being expected to jump at moments notice, but the property is not. I should be able to charge the property fees if they do not fix things in a timely manner, and I think 6 months is more than enough time to get things done. It s not my fault the management changes as the weather changes. When I moved here in May, Ms. Washington had only been here 2-3 months. The management before her was stealing money orders out of the rent box. This place is horrible, and I am completely upset and dissatisfied from the treatment I have received here. Since I moved here there has been something, and I have not been able to fully enjoy my apartment due to all the inconveniences. Now I have already put in the 30 days notice, and will be leaving the end of the month. I have been tolerating the lack of service, but I no longer will do so. I have already paid my rent for December, and I do NOT wish to have to pay again when I leave here on the 31st. I will be waiting for your response in this matter. I do intend to get things done, and appreciate your attention to this in a timely fashion.

I live in building 5. i think Chiquita was the best manager ever on this place. You all are jealous and on welfare half the women who live here dont know how to live with your drug dealing boyfriends and all your bastard children. your kids are always stealing from my kids. I hope someone put all yall ghetto ass back in the projects were you belong.
