Ugh... Nightmare!

The only comment I can make about this place is that the maintenance people are very punctual. Now, on with my complaints:
This place was poorly designed. The stairs are in an indoor stairwell and the stairs are made of pure thin metal/steel. What is the problem with that' Well, my personal apartment is right next to this stair well. The moron who designed this complex thought it was a good idea to put the bedrooms right next to the stair well. Only a wall separates me and this stair well. Since it is inclosed and the stairs do NOT have concrete tops, I can hear every whisper of every person, every tiny step at all hours of the day/night. So people that work night shifts or even the new college kids that party all night long and want to use the steps only between 12am to 6am are a great annoyance! For the past 2 weeks, I have been woken up by these new tenants and their late night parties. They find it amusing to run up and down the stair well every 30 minutes to an hour from 12am to 6am. I havent had more than 5 hours of sleep a night due to these kids.
Why not report it to the leasing staff' Police' Courtesy Office' Oh, I have! I must say, the Courtesy Officer was very nice and actually, courteous! However, I cant say this about the leasing staff. Every night this goes on, I have to get up, call the Courtesy Officer. She comes out, they stop, she leaves, they start again. Ive contacted the leasing office 3 times regarding this manner. What was their resolution' I quote: "Well, we cant really do much about that. The best thing for you to do is call the courtesy officer each time it happens". My response: "I dont think you understand. Were supposed to be finding a resolution to my sleepless nights, not make them more organized!"
The leasing office doesnt even seem to stand up on their deal of their own contract. In the contract, it says that if anyone causes another tenant to lose their quiet enjoyment of their home, their lease will be terminated. I invite the leasing team to my apartment at any hour of the day to hear the noise I have to put up with. Not to mention that these same tenants let their dog into the garden to relieve itself anywhere the dog sees fit. Which is also another violation in the contract. Not to mention on Saturday nights they like to wrestle each other or at least it sounds like this.
Every time I call the leasing office they seem to get more upset with me. One lady almost hung up on me because I was explaining the incident once again to a different person and she didnt want to sit on the phone and wait for me to finish. Her response less than a 1/4 way through me explaining the problem: "Ugh! Hold on, I cant help you...". 1 minute later she gets back on the phone "Look, Ill call them and talk to them, OK'". When I asked if they could move me to a new apartment so I could live in peace, they said "Oh, sure... thatll be $250 transfer fee, and also you wont get the same deal you have now... your rent will raise to $890 a month.". My response: "So youre telling me that since you guys wont rightfully take care of and conclude a situation in my apartment that is keeping me from using my apartment for what its supposed to be used for (SLEEP!), you want me to pay you money to fix it myself'". Them: "Thats not our problem, sir...". Yay Post Chastain! Youve received the award for most inconsiderate apartment chain!
Well, 3 days later and Im still sleepless. I even called the Atlanta Police one night, and they never came to visit these people. Thanks Atlanta! Great job! Regardless of my room and the lack of patience/understanding/courteous behavior of the leasing office, here are a few more complains below:
1) The washers and dryers that they promote as a great convenience of Post Chastain happen to never work properly. You will use up at least $7 - $8 on a single LIGHT load. Im talking 5 - 10 garments, people! The washers are fine, its the dryers that soak up your money.
2) Cobwebs everywhere! walk through the building and you will see nothing but cobwebs, spider webs... Disgusting.
3) Ghetto! The people that live around this area are disgusting as well. Ive met quite a few wonderful people at this place, however, the person that lives across the garden from me doesnt like to brush his teeth in the bathroom, instead, he walks on his back deck and likes to brush his teeth while looking at people and where does he spit' Well, from the 3rd floor all the way to the wonderful grass beneath! Heads up!
Not to mention the laziness of the people here... You walk into the trash room where the trash chute is, and youll find a stack of boxes piled up from the lazy folks that dont want to walk down a flight of stairs and throw their boxes away in the dumpster provided. This leaves the entire apartment hall smelling like a dead cow. Wonderful for having company over!
I have many more complaints, but I see that this is getting rather long. I have a few suggestions for anyone wanting to move into this place:
1) Get everything in writing from the leasing office.
2) When you do your initial walk through of your new apartment, make sure it isnt near the stair well, trash chute, or any other high traffic area. People around this area like to stay up late and hit the clubs in Buckhead a lot... If you are a weekend worker, this will not be nice for you at around 3 - 4am. Dont be scared to ask for another apartment.
3) Dont expect courtesy from anyone other than the wonderful Courtesy Officer. Id like to add that she was the highlight of my on going crusade. She actually does her job and is very wonderful about it.
4) If you like to clean, live here. Maybe theyll pay you for the lack of work they do. Make sure you bring a pooper-scooper for the garden areas! Dogs roam free in these areas and even though there are stations that have bags and trash cans in them specifically for cleaning up after your dog, and even though the contract says that this is in violation, the lazy people of Post Chastain, the ones that cant even carry their trash to the dumpster, will obviously let their dogs relieve themselves everywhere your foot steps.
I am currently pursuing legal action with my lawyer. Post Chastain is not willing to uphold their end of the contract, by any means. Yes, it has gone this far. Im not a picky person. I have two neighbors with amazing surround sound systems. I can hear these neighbors systems all the time. However, both of these neighbors either turn it down after 11pm, or off. This, I can deal with... Even though my floor reverberates quite often... I do believe people should be able to play around during the day. They are both very courteous people... Cant say much for anyone else.
Oh, might I add that they conveniently forgot to state in the contract that I deposited $150 for a security deposit' In the contract it states that I "deposited $0 dollars for a security deposit". Once again, way to go, Post Chastain!
Might I also mention the string of car thefts that have plagued this community over the summer' Post Chastain replied in a letter to the community that they werent responsible for these ( which, by law, they arent ) and then gave some small tips on locking your car. I say, how about getting a neighborhood watch together instead of blaming everyone else' Thats the Post Chastain motto... "Why correct when you can just blame something else'"
