When I moved in, there were a couple of large stains on the carpet and water damage in the bathroom (should have clued me in to the experience to come, but I did not have another feasible option at the time).
Despite keeping a clean apartment and requests for bug spraying on a monthly basis, I had continual problems with both roaches and ants. In addition, the neighbors were exceptionally rude and noisy (i.e. screaming children & VERY loud music at 3 AM), even with multiple requests made directly to them, repeated requests to the office to say something, and even complaints to the police.
Parking at night was frequently an issue - more than once it made more sense to park at MARTA and walk into the complex. There were also problems with ground floor units and cars being broken into.
MARTA being next door is likely a serious contributor to many of these problems, not to mention the light and noise from it (my apartment, unfortunately, looked out over the station), but poor construction and poor management are also strong factors.
For your own peace of mind - RUN SCREAMING!
