I have been a resident of Spalding Gables for a long time now.
So, I can tell you a thing or two about the community and the management here.

Your question was: why is the management getting such horrible reviews from everyone'
The simple answer is because they are !

The quality of management in Spalding Gables has been deteriorating steadily since the past couple of years.
Part of the problem is that the entire set of management staff changes virtually every 6 months or so.
There is one set of people one day, and the next day you go in you find new faces.
If you are trying to get any issues resolved, you have to recite your story every time to each new management.
Every manager tries to convince the residents that whatever the previous manager did was wrong, and whatever they are doing is right.

To cut a long story short, the management is insincere, deceitful and outright dishonest.

That all being said, it is a great community.
Its located very well, easy access to 400, close to shopping complexes, Roswell and Perimiter Mall.
The apartments are fairly new (5 years) so most of them are in excellent condition.
The interiors and appliances are in decent condition too (for the most part).

One great thing about the community is that the maintenance staff is great.
They are the exact opposite of management - they are courteous, efficient and punctual.
You tell them something needs to be fixed and you can rest assured that it will be done as soon as they can - to your satisfaction.
That fact, combined with the great location, is what has made me stay here for as long as I have.

So, all things considered, if you do decide to move in, here are a couple of things to watch out for so that you don't fall prey to the management's machinations and deceit:

1. Tour the apartment *very* well. Watch for torn carpet, any other type of damage, etc.

2. Do not ever ever ever ever take an apartment next to the pet area or right next to 400 (unless you are someone who is away for 20 days of the month).

3. There are certain specific apartments that have hidden problems like pests, etc. If you are getting a deal that sounds too good to be true - watch out ! There are some apartments that they have been trying [unsuccessfully] to rent out for years.

4. Make sure you *don't* pay the deposit and the stupid "redecoration" fee. They insist on it initially, but I know of people who have managed to bargain their way out of it.
Bargain with them until they give up.

5. Make sure that any deal/discount that they give you gets recorded in writing on the lease document. Do not ever take their word for it - they will back out as soon as you move in.

6. Do not be fooled by their smiling faces. Evaluate everything carefully and you will be fine.

So its your call. Its a good community, great location and good apartments. Just beware of the management.
