READ THE SMALL PRINT IN THE LEASE:
Spalding Gables is inconsistent when it comes down to the terms you initially agree upon prior to signing the lease. However the changes that are made are viable, but it's in small print on the lease that these changes could possibly be made.
i.e.: water rate being switched from metered
to a flat rate.
When the water rate was metered, I was charged for what I was using (9.00-15.00), once it was switched to the flat rate I am required to pay 28.00 a month based upon the sq ft. of the apartment I am living in. My apartment is a large 1 bdrm occupied by me solely. In my opinion, this should have taken place when I renewed my lease, not in the middle of my lease term. I should have had the option to choose if I wanted to pay an extra 15.00-20.00. to them on a monthly basis.
STRANGERS IN YOUR HOME:
There is always something that must be checked out when you're never home
i.e.: 1 week-the smoke detector and A/C
filter
2 week-the vacuuming out of the dryer
duct by independent contractors
3 week-inspection of fire
extinguishers by people other than
maint. I received 3 notices within 3
months informing me that this
inspection was going to be performed
and 1 of 2 things happen either it has
to be done 3 times which I doubt or
the inspection hasn't been done at
all. Leaving me wondering if it hasn't
been done since last year, will it be
operable if I needed it.
I don't have a problem with the inspection of things, but common courtesy should cause them to keep entries to a minimum. After all the rent payment are equivalent to that of a house note.
PARKING:
Considering the fact that I pay rent on a monthly basis, parking should never be an issue, especially when I have parked in a particular spot on numerous occasions due to lack of parking having never received a citation threatening that my car would be towed if I parked there.
i.e.: Recently, due to lack of parking, I
parked in this same spot and received
the citation referenced in the
previous sentence.
This problem could easily be solved with assigned parking spots.
GATED PROPERTY
Spalding Gables sells itself on their lovely apartment homes as well as it being a gated community, however there have been several occasions where the gate has been left open in the evening after business hours. They also experience quite a few bit of problems with the gate even being operable.
i.e.:One instance that sticks out in my head
is when something was wrong with the
phone system at the gate and a note was
posted stating that it is a technical
issue that Bellsouth would have to come
look at. In other words, if anyone
coming to visit didn't have a cellular
phone, then they would have to drive to
the nearest pay phone to contact you
announcing their arrival. Now this would
have been a valid reason for leaving
the gate open overnight, however, it
wasn't left open, we were forced to be
inconvenienced.
ADVERTISEMENTS
Without fail there will be at least 3 out of 7 days a week when you will come home to papers in your door from the complex itself, Spas, Restaurants, and realtors. By the way did I mention that this is supposed to be a private gated community'
RENT INCREASE
I renewed my lease and my rent went up. I have lived in 3 other complexes where your rent either decreases as a renewal discount or it stays the same, never have I lived anywhere where my rent increased.
Overall, I feel as though the focus of the property as a whole is directed too much on things that it doesn't need to be focused on and not enough on the things that would be beneficial to its tenants.
