The conditions at Stone Creek at Druid Hills are deteriorating at a rapid pace. When NALS first acquired the property, they were quick to make improvements to the community. Landscaping was updated, doggy clean-up stations were installed, a dog park was built, the breezeways were kept free of trash and the overall appearance of the community was neater and cleaner. However, over the last several months the community's appearance has changed. The landscaping is no longer neat and clean, pine straw litters the sidewalks and streets, grass is dying or completely gone in some areas, there is dog poop everywhere, the dog clean-up stations are constantly overflowing with waste, the pool is trashed every weekend and is not cleaned on a regular basis, there have been several water outages and the latest is that the trash compactor is broken. NALS has brought in a standalone dumpster that is beyond full. The repairs on the trash compactor were supposed to take a day, maybe two, and now a week later it is still broken. Residents have not been updated on the state of the repairs and when we can expect them to be complete. For some reason the idiot residents here fail to acknowledge this and continue to pile up garbage next to the trash compactor despite notices being issued and the presence of a sign asking residents to take their garbage to the "temporary" dumpster. I have watched as several residents read the sign about the compactor repairs with instructions on where to take their trash, but they proceeded to leave their trash sitting next to the compactor anyway. This just creates more work for the already stretched maintenance staff.

NALS has reduced the maintenance staff to 2. This is not enough maintenance staff for this property and easily explains why the property's appearance has changed. When Gables managed the property there were always at least 3, sometimes 4, maintenance people on site. I don't blame the maintenance people; I actually feel sorry for them because they are working hard to keep up with the property. It s just impossible to tend to all the property s needs given its size and limited maintenance staff.

When I first moved into this complex approximately 6 years ago the clientele was much different. Residents consisted of young professionals. Now the community is made up of people who are inconsiderate and some who are highly suspicious. Many are home all day and out in the streets at all hours of the night. I'm woken on a regular basis by people thumping music and being loud in the streets. The walls are paper thin so I can hear everything my neighbors are doing and everything that is going on outside. This community has definitely been taken over by a party crowd. Drug use is common on the property and has been witnessed at the pool. Partying residents abused the pool area so badly that the pool is now locked each evening. This has impacted other community amenities. The only away to access the fitness and laundry centers is through the pool area. Because the pool area is now locked each evening, center access is no longer available between the hours of 10:00 p.m. and 5:30 a.m. Rental rates have dropped dramatically and it is quite evident based on the type of people moving in. I am weary of NALS s screening process and NALS fails to abide by its own restricted breed pet policies. NALS has allowed residents with restricted breed to move into the community. Management is aware of these violations because I often see office staff standing around talking with the residents in the presence of the dogs. The young professionals I mentioned have for the most part moved out. There are still a few here but the professionals are outnumbered. Perhaps in this economic climate these individuals have purchased homes or moved to the newer properties popping up in the area. All I know is what I see and I see fewer professional types moving in and more moving out.

If you move here be prepared to see cops on a semi-regular basis. They are not here because they are patrolling to keep you safe but because they are responding to incidents on the property. In early July, approximately 6 cop cars were seen on the back of the property arresting a resident for domestic violence. Cops are often on the property investigating break-ins to both cars and apartments. Two residents even went to Chanel 2 with their story. Their apartment was broken into in the spring and they were wiped clean. NALS issued a notice to residents only after the story aired on the news. Residents typically learn of the crime problem by talking to their victimized neighbors. NALS rarely reports incidents to its residents. Three cops responded to multiple apartment home break-ins in one building at the front of the complex last week. I'm not ignorant, I understand that property crime happens everywhere, but property crime in this complex has been escalating. The courtesy officer doesn't seem to do much anymore either. He used to patrol the property every night and talk to residents which made me feel good, but I haven't seen him do this in a several months. I have heard other residents complain about the courtesy officer s failure to respond to their calls but I do not have any experiences of my own. Also, be cautious when driving into the complex backwards because someone failed to plan properly when building the complex. Cops often sit on the property and pull you over for this backward maneuver. It s quite a hassle to go down to Clairmont each time but if you don t you risk getting a traffic citation.

Stone Creek is by no means the worst complex in the area. At least no one has been killed on the property (that I know of) like in some surrounding complexes. However, I have no doubt that unless NALS changes their tenant approval process and makes some changes to the property, Stone Creek will be at the bottom of the barrel in no time. I would suggest moving here with caution and be sure this is the right type of community for you. Don t be fooled by false promises of an awesomely beautiful community with spectacular amenities because that doesn t exist. The facts and truth are here in this review and were not written out of malice but out of disappointment that this is no longer a property I am comfortable calling home.
