When you wake up in the morning what do you do' Brush your teeth, take a shower' We'll not today at the good ole Mosaic at Sandy Springs. I woke up to start my daily route to find that one key element was missing "WATER"! This is the 3rd day in a row this has happen. The notices that were posted stated that the water would be off Monday and Tuesday, OK cool thanks for the heads up I can plan around it, But today is Wednesday and there was no fore warning that this would be taking place. So here I sit typing with coal in my eyes and morning breath. Oddly enough the same thing happened last month for about 3 days, but what was stranger then that was the water bill was just as much as the month when service was available all month hmmmm. Don't let me forget about the intangible amenities, A Swimming pool that has been closed all summer, a lack luster gym that opens and closes at the office's leisure, a gated community were the gate is open more then its closed, a garbage dump that is plagued with stray cats and rodents that you can guarantee to be overflowing on the weekends.

To the Management of the Mosaic:
Do not look at this review as a way of bashing your sub par place of employment but instead view this as a to do guide.Fix the water issues, open the pool, have consistent operating hours at the gym, close the gate(all the time),arrange for garbage pickup daily. If you follow these request I can guarantee you will retain more residents and attract new well to do residents.

OMG I thought I was the only one that viewed the living conditions as unacceptable (gangsta as hell)I'm over 40 and in all my adult years never lived in such a state as this place! and paying more than I ever have in rent and have been more stressed at being in this forced relationship. And you're so right about the "amenities" who give a sh**,we need WATER!!!this is a deal breaker, they dont care about residents unforseen issues but we have to endure theirs WTF (I dont have any really but if I did)??? Dear Management: When a property starts to decline its virtually impossible to come back unless you want to cater to the historically problematic crew,you'll keep sending accounts to NCS to collect 6k from a min.wage earner w/crappy credit when you approved them to live here that you'll never get;be realistic !

whoever you are, I stand up and salute you. The Mosaic at Sandy Springs is atrocious. I have never lived in a community where the water is shut off as frequently as it has been here. I have never lived in a community where the pool is closed THE WHOLE SUMMER. I called in a routine maintenance call and it went unanswered for four days! when i went into the office i was greeted by a very rude leasing agent, (her name is Alba), who simply told me to take up my issue with the maintenance supervisor, who conveniently was gone for the day. The apartments are constantly in need of repair, and i have never been so excited for the day to come to put in my non-renewal lease. You're right, as much as the water has gone out, they've never once offered an adjustment of the water bill(which is already way too high for a one bedroom apartment). Spot on review man....

While opinions are a persons' way of venting, please be sure that you have addressed each of these issues with the Community Director. As for the ongoing issues on the property:The pipes are old and therefore subject to leaks because they cannot sustain the pressure. If all of our problems were to be solved, our rents would increase greatly. In today's economy, with many of us losing our jobs, that would not be a good thing. The garbage overflowing? I know we have people to take care of the grounds, but if we as residents could learn how to be self-sufficient in some of our dealings(i.e. change our own lightbulbs, stop leaving garbage outside our doors, pick up after our pets, buy a plunger for our toilets, etc), the staff could focus on other things that are important to the upkeep of our community: clean breezeways, clean mail rooms, etc. As for the furniture on the patio: You can't help if everyone is unable to afford a nice patio set. And the staff: do you about think how they feel when we as residents come in/ call yelling and cursing at them??? I think that is very unprofessional. I have been present on numerous occassions when this has happened. They are human, too. While it is understandable that you are upset, that doesn't mean that they don't care. You want compassion and understanding? Try giving it!!!

To the staff member who just posted that silly reply, please wake up and smell the coffee. You sound like a complete idiot. Learn how to be self-sufficient in our dealing? Have some compassion and understanding for the rude and unprofessional staff here? You gotta be kidding me. Stop making excuses for this place and get back to being rude to residents, ignoring their maintenance requests, and continue RAISING rent on existing residents while you give new residents a rate of 545 on a one bedroom while many people are paying well over 700 per month for the same unit!! Get a life you jerk and stop trying to cover for your crappy community.

To the management / staff @ Mosaic - You'll are very rude workers and should be working at a "Junk Yard" because that's how you'll act and keep the property up! You sit on your butts in that office and treat your residents as if we live in a "project community" and are only paying less than $100 per month for rent...NOT! If it's a problem with requesting for service that we are paying for, I would suggest that you'll mention that up front before the signing of a contract!!!!!! (Opps, I signed with Stonebridge, not Mosaic!) You stated "As for the furniture on the patio: You can't help if everyone is unable to afford a nice patio set." NO YOU CAN'T...BUT...The CONTRACT SIMPLY STATES "NO FURNITURE ON THE PATIOS / DECKS OTHER THAN OUTDOOR FURNITURE"!!!!! I would think if "Stonebridge" followed rules / regulations of the contract, and had the maintence crew writing the tentants up for this, that you'll would also know how to read and understand it also!!!!!!! Lastly, I would just like to say to the potential residents that may possibly read these responses "Please don't waste your time, gas, nor energy by applying to the Mosaic community, unless you want to live under the management of Slum!"...As you can see their respnses are RUDE and not compassionate to their tentants...I will be moving out in a couple of months when my lease is up...Thank Goodness and keep SLUMMING Mosaic!

yet again another disturbiing reply from management, why the hell do i need to be self sufficient when it pertains to YOUR JOB. I am looking for an apartment and I will gladly continue looking. Also, if you collect rent monthly a portion of that should go to the building maintenance and upkeep, you don't have to raise rent to fix the pipes if your company isn't money hungry and managing funds correctly. Rent is only raised when you IMPROVE APARTMENT AMENITIES AND APPLIANCES, ETC. Get off your high horse, your obviously doing a lousy job. Stop rebuttaling and get your act in check
