I've learned over time that this website is the poorest when it comes to using it as a reliable resource for making decisions to lease an apartment anywhere. No apartment that I've searched for in the past 2 years, new or old, great location or not, EVER receives a rating over 40%. The moral of what you read here is this: each apartment you live in is per your personal experience. I personally think that living at Townview is OK. Is it great' No. Is Management the best' Maybe not, but what Management group is' Are you going to hear noise' Uh, Yeah... you live in an APT in Metro ATL. Will your svc request get lost in the shuffle or your rent check get lost once or twice' Hey, s**t happens! Is it safe' Again... you live in Metro ATL. Do you watch the news' Crime is EVERYWHERE in this city. Everyone take a breather and know that no apt is going to be perfect, but it's all in how you handle it while you live there. If you've been complaining that your toilet has been clogged for 2 days, go buy a plunger. Lights out' keep a few light bulbs around. See an occasional roach' Keep bug spray under your counter just in case. Noisy neighbors' Ask them politely to shut the f**k up until you have to go to the lsg ofc. If it's too much to handle, get a house. But until then, look at apt living for what it is and quit expecting the world (this being Property Management) at your feet because you chose to shell out $800 to $1200 a month.
One valid complaint of mine though, Townview: Ya'll really need to check the water company you use. The rates are ridiculous. I know you're on (as the Heartland Reg. rep explained) ratio billing, and it sucks. There is no reason that one person in a 750sf apt should be paying almost $70 per month, especially for someone like me who is barely home. And that gen. electric and pest control fee is a total rip off. Please consider submetering or per-usage billing.

I agree about the water thing. When I called Heartland they said they divide the complex's water by the number of units, which means that all of my water conserving efforts do nothing if I have to pay $100 a month for the office to fill the pool, etc!
