lots and lots of bugs (ROACHES, not palmetto bugs), tissue paper thin walls (can hear your neighbors having "relations"), broken ammenities (including the "sauna" that hasn't worked in the 9 months I've lived here), "secured access" is a relative term with the ever-open gates, and quite possibly the worst management staff in Atlanta. Others comment about maintenance, but my experience is that when you dig, you find out that maintenance never received your request - whoever answered the phone forgot to write down your problem. Therefore, don't blame them - it's those rude girls in the office. Can't say anything nice about a single one of them - unprofessional, inconsiderate, and lazy.
