I have been a resident since the summer of 2007. We are full time students so we have a "market unit". This means that regardless of income, you pay much higher rates than your neighbors for the same unit. The only way this changes is if you have children or get married which I dont' plan to do until after I graduate. It is a fairly new complex which drew me to it in the beginning and the unit has a lot of space. We did have a major ant issue around the windows and in the kitchen (brought lots of ant spray). On top of the fact that we are already paying more than probably 70% of the community (b/c it is based on income), our rent increased $30 after the first year, which was a deal because if we didn't renew by march it would've been even higher. I don't have any problems with the staff, I only see them on the 1st of the month. I've not had any maintence issues. I have had children knocking on my door (unsupervised). I've also seen toddlers alone unsupervised in the parking lot. I work late and when I get home I have to knock on my neighbors door to ask them to cut their music off because its only 1am. Music is also a issue in the morning when my neighbors are getting ready for work/school. There aren't any balconies, there is instead an extended portion of the living room called the sunroom. The city of Atlanta raised its rates this summer 27.5% which increased the bill at least $40 on average. The gate is a reoccuring issue. If it isn't broken, then you may be stuck not being able to get in or out. I've had to drive through the outgoing gate risking damage to my car on numerous occasions because the gate wouldn't allow me into the complex. We've not been victimized by break-ins or car-thefts but apparently its a probelm. About every 3 months or so the complex news letter will report several home invasions, car-thefts, and attempted car-thefts. Considering the higher rates that we pay, the noise issues with neighbors, and the water rate increase by the city of Atlanta, were better off in another community paying the same if not less with a lower water bill, and a balcony.
