The management in the complex is incompetent and has no problem solving skills nor any concern for addressing resident issues. During the reconstruction of the exterior of the complex, NRI construction had to enter the apartments a few times. During that time they damaged five pieces of my personal property: 1). calking gun left hanging on dining room chair and dripping calk onto the chair, 2). paint on my bookcase, 3). paint on my patio tables and chairs, 4). scratches on a newly refinished antique dresser from setting their tools on it, and 5). disposal of a ten-year-old plant. ---, the property manager, only talks over you with a bunch of "I'm sorrys" but never takes action to improve it. It is important to note these are individual instances, not ones that happened all at once.
Additionally, we went three nights in pitch black darkness in our breezeway due to no exterior lighting. Finally, one Friday evening an office worker got them turned on in 30 minutes when the manager couldn't handle that in three days.
Finally, I pay to have pets in my apartment, and in entering my apartment, they let one of my dogs run loose. I only found out the dog was out because someone was kind enough to call me from the number on her tag. I was LIVID. Again, --- is sorry.
I have written letters to AIMCO with no response. The resident relations line is no use either because they tell you to take it up with your property manager; well, what happens when she is a large part of the problem' I asked her for her supervisor's contact information, but surprise, she will not give it. Interestingly, Georgia Landlord Tenant Law section 44-7-3(a) says a manager who is an agent of the landlord (AIMCO in this case) is required to provide that information. I have had it and am going to see if------------- will cover some of the issues here.
I do not advise anyone to rent here. It may be less expensive than surrounding complexes, but I would pay to save the headaches and personal property damage. The management does not value residents; we are just a salary for them. If they valued us, they would do more than say "I'm sorry;" they would take positive action and move to solve the problems.

You are sooooooo very right about everything you say in your posting. I too have had numerous damages due to the construction and all I get from --- is "I'm sorry", just like you. She promises to take care of issues but they are never resolved. NRI stole electricity from my outside outlet and --- promised she would have them cut me a check for the use. Well, that never happened either. THAT IS THEFT OF POWER! ABSOLUTELY ILLEGAL. I too have contacted resident relations with no response at all. I've been a resident (and a damn good one for 5 years and they have no consideration for their residents). What nerve to want to increase my rent almost $100 after the destructive renovations that left damages to my personal belongings as well as the inside of the apt. My furniture was water damaged, holes were left in my inside walls from too long nails coming through the walls, which they patched and spot painted over, now I have leopard spotted walls where the paint doesn't match, and my apt flooded on 3 different occassions during construction. It's just amazing at how much management could care less about all the damages and then they have the nerve to want to go up on my rent almost $100. That is utterly ridiculous considering I am a resident who ALWAYS pays my rent on time, never a late payment, and I do not bother anyone. I work, come home and mind my own business. I've proven the type resident that I am and they advertise on there website www.viningspeak.com rent over $100 cheaper per month than what I will be asked to pay for a new lease on the apt I am currently in. So you see, it doesn't pay to live here and be a good resident. You are penalized instead of rewarded. So, I am glad to be moving!! One last thing to people who are new residents. When I first moved in I was super impressed by the service they gave. But as time went on, they start to treat the long time tenants with less and less respect and consideration. So, don't be fooled. Find a different place to live!!!!! I for one would love for------------- to get involved in this mess. It's downright wrong and someone needs to expose them in a huge public way! |

NRI also used my outside power outlets to run their tools, for the entire time they worked on my building. And now they are stripping off the new siding on the building and replacing it.
I also had problems with water, when the siding was stripped off the outside walls and left for days.
And my Directv dish was removed from my porch. No note, nothing, just gone.

Other income increased due to increases in tenant utility reimbursements at Vinings Peak Apartments and Wood Lake Apartments and increases in lease cancellation fees and late charges at Tamarind Bay Apartments partially offset by a decrease in interest income as a result of a lower average balance of cash and cash equivalents.
