Years at this apartment: 2005 - 2007
It used to be so nice...and now this...
Where to begin why not to live here.
1) Poor construction (hole in the roof allowed some type of small animal to enter and live in our roof for last 6-8 months we lived there...still lives there as far as i know)
2) Bugs, bugs, bugs, animals, oh did i mention the bugs...HUGE oriental cockroaches...had to clean the walls when i left because of so much bug guts that had been squished on the walls (nasty!)
3) expect a decent walk from your parking space to your apt. good amount of junky (don't know if they were functional or not) cars taking up valuable parking spaces
4) the staff...oh the staff...incompetent, untrained, rude, (ie. was walking to the office to ask a question, was met by the leasing agent in the parking lot who looked me up and down then finally asked "what do you want", i replied, "i have some questions i need to ask" and in response i get the wonderfully curious response... "is it a question about your apartment" as if she were going to leave me standing if it were not. I have no idea why i would be asking her anything else, she's the leasing agent on duty. Not like i was going to ask her about the weather.
5) the staff...will NOT answer the phone. I stood outside the leasing office looking in the window after an hour of trying to make a service request and watched the lady not pick the phone up, i had to walk in and then still had to wait on her to do who knows what.
6) the staff...never expect the same staff person twice, though it could happen :). Anything that happens get it in WRITING if you decide to live here. No one has the same knowledge and no one communicates or works there for to long so if it's not in writing it didn't happened and will not happen.
7) if you have an issue and you ask for assistance and get the expected delayed response or refusal to assist because they have better things to do and you dare force the issue and expect action do expect the standard put offs and "we'll do it when we can get to it attitude" or something to the tune of fingers in the ear screaming "la la la la we won't help you la la la"
8) You can hear your neighbors, luckily mine was a single guy who only played loud music and the person below me only listened to television late into the night...usually NBC (yes i could even tell which station), the lady across from us liked to talk to her child when giving her a bath (which the child didn't like)...yes i know this because i could hear.
9) the grounds appear very dirty from recent construction that was not cleaned up. The construction that was done left the inside of our apartment looking horrible (they didn't touch up what they messed up)...they are supposedly redoing the insides
10) the rate hike...i heard the leasing agent mention pricing was going upward of $1000/month after the renovations are complete. I was paying under $700 for a very nicely located (notice the LOCATED part) 1111sqft apt on the property.
11) lighting is not very good outside, mostly dim with shrubs covering or shrouding the walk ways (they stopped cutting them back as often as they used to)
12) maintenance...need you ask...expect your air conditioner to go out! expect it to be warm in your apt for a bit. They have one really good maintenance guy named Doc...if you have problems ask for him specifically and it'll get done and make sure to do your maintenance requests online, they tend to loose requests if you hand it to them or call it in (remember, everything in writing and in duplicate at this place)
13) did i mention the staff...that bad
14) the gym at vinings peak...plan to get a gym membership!
15) tennis courts: vinings peak: doesn't exist anymore...well it kind of does, there is some green and a fence around it but it is not the (i'm guessing not permanant but doesn't appear to be soon to be removed) residing place of the past construction. Nice huge whole in the middle of the court with all the other equipment on it.
16) construction...poor...there could not be much insulation at all. It stayed so hot in those apts with the air going full blast all day long. Expect electric bills to reach $160 per month in the summer because of the heat inside the apartment and the A/C running constantly.
i think you get the picture, i could go on and on about the wonderful experiences at the peak but i'll rest with these 16 good reasons from my experience why not to live here...go to a post complex or any other newer apartment complex in the area, there are a whole host of apartments right around down town vinings.
