Tell you what let me save us all a plethora of time by cutting and pasting an email I recently wrote to the "unresponsive non existant" Resident Relations dept.

Dear Aimco,

In response to your survey; My experience with your community has been beyond miserable... sadly this is not an exaggeration, I only wish I was embellishing. Since I have lived here my experience has gone from satisfied to I can't wait to get out of here. You should know that these apt's are old. Everything is breaking and screwing up, I have had doors come off, panels come off, pest control problems, a broken A/c, I lived in a construction zone for about 3 months when your company decided to renovate the exteriors and during that my apt was covered in dust (yes all my possessions including the insides of my electronics), not properly put back the way it was, truthfully I could go on forever and ever about how shameful the front office has dealt with mine/everybody Else's concerns, problems and how terrible they have been for showing no condolences for me and all my neighbors (one neighbor got so pissed he/she posted letters everywhere to rally the complex against the new management). I have put in (once again not an exaggeration) over 10 work orders and they are all repeat work orders for the same things that NEVER get fixed. I have also had my electricity shut off without warning multiple times during your renovation, I guess they figured one notice for one day, and we should all just assume that they might continually shut it on and off for the next 2 to 3 weeks (especially when were in the shower getting ready for work so we can nail our hip on the edge of the counter we now can't see). I know all your maintenance people on a personal level now and they are probably the best thing they have going for you despite the horrid relay and treatment from your front office here at the woods @ overlook.

I understand what is happening here and is it OK' Yes, but is how it was handled OK' NO. What am I talking about now' Allow me to elaborate. You basically are renovating so you can charge more rent for these apts now that there are mansion condos next store. I have lived in apts all my life so I get this, but how your company here in Vinings, GA The woods @ overlook has treated me and my neighbors is sinful, almost as if they were trying to drive us out faster. MY mom used to work for this office part time for extra money and cheaper rent, she couldn't believe how negatively things were being run and shortly after quit. I took over her lease, because she had a great view and you know something that view means nothing now. The way things are run here has canceled it out and not even made it worth sticking around. I'm sure after I leave the interior renovations that will take place on my apartment will soon begin. When they do make sure you bomb the place first to take care of the roaches, ants, alien bugs, and god knows what else that I still have yet to discover that never gets handled despite countless calls to rectify.

It's actually funny that you sent me this survey since I have spent the past few days gathering information from people living here for a arcticle I plan to write and send to the ajc, marietta journal, and creative loafing newsletter with a very careful attention to all the details of me and my friends experiences here and i'm sorry but that is my last means of projection since nothing, NOTHING has been done to make up for all of this living in a construction zone, living with pest (and I keep my home very clean btw), having over 200 dollar electric bills after I have changed your 1970's thermostat, replaced all the light bulbs with florescent, changed the filter myself since you guys don't do it, kept the temperature at 78 degrees most the time and turned off all together when I'm not here. I spoke with my neighbor and asked him if he had high Electric bills to and he said "yeah I had to complain like crazy to get them down here to fix it because something was clogged but after they did my bill dropped by over 50% and they reimbursed me on my loss." So I called the office and said hey I think I might have the same problem, do what you did for him for me, and unsurprisingly I was told to take it up with the electric company by the maitanace man who says my neighbor must be lying, just how I was told to take it up with the cable company when nothing would hold signal because at the time your buildings had old cables running through them that could not maintain broadband... Your management here does not like me and I know why. It's cause I don't go away and I will be talking about my experiences here for years to come after I leave.

Look I am going to just say thank you, thank you so much after the almost 3 years and my lease almost being up to send me a survey so I could tell you that your managment here blows, and the apts that you are getting ready to jack up in price blow as well and need major major work that your contractor NRI just covers up (did you know my porch is actually angled downward slightly' Could the foundation be giving') I know that your company will probably do nothing since that is the way everything seems to be handled around here....ignore it till they come back more frustrated then pretend like you care until they realize your not going to do anything and they come back again then repeat.... it's alright I'm used to it by now. I apologized to my friend who i referred here, to join me in this worst of the worst years here, and all the others... well they are gone, gone to places where they don't have to go through hell and live in a construction site only to have their Monthly payment spike ridiculously when they renew lease since they now would be living in renovated apts even though they were the ones spending the better part of a year going through maintenance hell and living in a construction zone... and paying for it! Please whomever the recipient is of this that will do nothing, please know that ...ahem prepare for caps...I WILL NEVER EVER DO BUSINESS WITH THIS COMPLEX OR AIMCO AGAIN AND I WILL TELL EVERYONE I KNOW LOOKING FOR AN APT TO AVOID AIMCO PROPERTIES. I happen to know many investors. Perhaps you think 1 person is meaningless, that their poor experience doesn't mean ---- in the big greedy zen when bigwigs are reaping the financial benefits while their bread and butter rots, but your wrong. One person can make a muck so big it can take just as much money to reassure society you don't suck as a company about as much money or more as it does to excavate a complex like you were digging for dinosaur fossils. Thank you for the less than fair treatment and miserable last year here. I sincerely hope that you gave your old management a promotion and you give your new management WHICH SUCKS ASS a notice of termination. Hope to hear from you soon but I doubt i will.

P.s. if you happen to recieve this and send it the way of the front office of these apts. Do not disclose my name. Last time I complained I got a phonecall from a very angry property manager for talking to the corporate office instead of her even though she ignored a weeks worth of messages and relays from her staff.

ALSO I JUST POSTED THIS HERE, i haven't recieved any response on this either. For those of you who will pop up with your oh try to be nice. I have been nicer than mother theresa, i'm through being nice.

AMEN! I totally agree with everything you have said here in your posting. I have posted on this site already and have complained to the management, including Yolanda Hayes (property manager...AKA -----) and Dayami Reyes (regional property manager). If anyone has the least bit ounce of sense between the two of them, it damn sure isn't Yolanda. I moved out of this complex in February of this year and it's been the best experience ever. Like yourself, I will do the same....not recommend this property or any of AIMCO's properties. I think it's time for a boycott - and rightly so - for the residents of this property to stand up and show AIMCO that this is not a game and that it's time for a change. But then again - even if that's done, the incompetent management probably won't do anything about it....just like usual. Keep up the great work, Blake, and you have my support - 100%!

That was great to read after I pulled out the 6th-yes, the 6th- nail from my TIRE that NRI neglected to pick up after they re-did the outside of the apartments. I have had to pay for new tires each time and it's ridiculous. Also, for your research, you should check out the hilarious ad that Vinings Peak has on several apartment finder websites-they show deceiving pictures and talk about things that haven't even been built yet. They even have a picture of a gazebo by a lake-where the hell did that come from!?! There is certainly no lake that I am aware of.

Dear Blake: AIMCO has thousands of properties across the U.S. and it's the exact same sad story for every AIMCO property! All of their tenants are miserable. To verify this, please go into Google (www.google.com) and then click on Advanced Search. In the box where it says "Search within a site or domain" please enter www.apartmentratings.com. Then under "this exact wording or phrase" please enter AIMCO. Your search will produce over a thousand very negative tenant reviews about AIMCO. Reading through these reviews you will hear the same complaints over and over again.
