If you're not worried about perfection or complete cosmetic appeal, this is a great place to live. Less than two miles from both I-75 and I-285, an even shorter drive to Cobb Parkway, and reasonably cheap rent for great floorspace.
In my apartment, the first thing I noticed was that in the haste of repainting the walls for the next resident, the maintenance crew had been spraypainting the wooden door and floor trim for years with white paint. It doesn't look bad, but it's not wood. The paint job was a little shoddy in non-conspicuous areas. In the process of painting the front door, they had dripped a little line of grey paint across my carpet, which wasn't a problem considering it was BRAND NEW CARPET: almost every apartment has the carpet replaced for a new resident.
WE have a problem with our furnace. This isn't to say that all apartments here are this way, but every time summer came, the a/c needed fixing; everytime winter came, the heater needed fixing. About a year ago I assume my neighbor upstairs spilled a lot of water on the kitchen floor because water started leaking out of my ceiling. Yellow water. Everywhere in my kitchen, including the counters and sink. This water damage caused permanent stains on the ceiling with a crooked light fixture and cracked all the paint along the ceiling. About six months ago (after new residents moved in upstairs), the light fixture in our utility room and hallway completely filled with water. Yes, the water was leaking through the ELECTRICAL WIRING. This bothered me since upon moving in two years ago we passed by a building that had burned down from faulty wiring. The maintenance man's solution: empty the glass light covers, set them on my kitchen counter in all their nastiest, and watch to see if it leaks anymore. It didn't. But that's beside the point: water could STILL COME THROUGH THE ELECTRICAL WIRING!
A plethora of archaic utility panels including cable, telephone, and blank panels, line the walls and my closet, and the wallpaper in the bathroom (which was peeling before I even moved in) is pasted over a telephone wire that goes around the entire room, at eye level, making a quite obvious bulge. These archaic utility panels SERVE NO PURPOSE.
Parking is only bad for those in buildings at the ends of the complex. There are two seperate sections of buildings, one where it seems most families are situated, and one for singles/college students. If you live in the family area you will most likely have peace and quiet. People complain about break-ins despite the gates up front: GATES DO NOT PROTECT YOU. It only makes it harder for a criminal to get in, but if he has enough patience he can just wait for a car to go through, or crawl under the gate, or merely walk around the gate. Please be advised that break-ins could likely be commited by residents even. The gates are more trouble than they are worth; when I moved in and there were no gates, no one complained about auto theft.
For the price and location, this is a good place to live. But if you absolutely must have a sparkling flawless place, move across the street to Vinings and pay twice as much.
