I was never a resident here, though it was my top pick until I finally convinced the leasing agent on my third visit to let me see a copy of the leasing agreement, which she said was an odd request. I discovered that even after a conversation that day regarding satellite dishes, that they require an additional $100 security deposit and the addition of a $100,000 personal liability insurance policy with Walton Communities as the additional insured. Also on my third visit, it happened to be mentioned in conversation that motorcycles were not allowed to be kept on the property by tenants, per the contract (which at this point, she wouldn't let me see, but acted as if we should know). That is something that if my boyfriend were living here would be a huge factor in choosing where to live. It seems ridiculous to me that a community would expect you to sign a lease, committing you to $10k a year without letting you have adequate time to read and review the guidelines and restrictions contained in their agreement that you are committing to, especially since they are not forthcoming in their discussions with their all of their charges, such as pet rent and trash fees. Mind you that I have a list of questions that I ask, so it is not as if the leasing agent was not aware that I was looking for details. With all that said, I felt that if the apartment managers were going to have such a restrictive leasing agreement and not be forthcoming when I was asking questions, I felt like it would not be a good home for me.
