Have you signed the Lead Paint Addendum yet'
"Housing built before 1978 may contain led-based paint. Lead-based paint, paint chips, and dust can pose health hazards if not taken care of properly. Landlords must disclose the presence of known lead-based paint and lead-based paint hazards in the dwelling. Tenants must also receive a federally approved pamphlet on lead-poisoning prevention."
Wildwood Gables made no mention to us at the time of move in, or the following 11 months to disclose to us the possibility of lead-based paint in our townhome. The document Gables has named their "Lead Paint Addendum" was to be signed by both Lessor and Renter at time of move in. Two weeks before my roomate and I were to move out (11 months after move in), we received this Addendum... not by personal Gables delivery, but rolled up and jammed in our front door. Gables Management made no other effort to inform us of this potential hazard or to get signed papers back from us. At the beginning of January my dog's lungs began to collapse, and vet care along with medicine to bring her back to health cost me approx $1300. One of the questions the vet asked me was if the animal came in contact with lead based material. Unaware of the "Lead Paint Addendum", I replied "no". Months later, my pet has restored to a healthy condition, and the vet was unable to pinpoint the exact cause of the dog's illness. I am not saying for certain that lead paint hazards caused my dog's illness, or even that lead paint was indeed present in my apartment. I am saying that it would have been nice to be aware of the potential health risks that Could be present in my home. (and others living in Wildwood Gables housing with small children!)
I am currently filing a formal complaint with the EPA (Environmental Protection Agency) who will investigate Gables' "failure to disclose information" about lead-based hazards in their housing on a federal level.
I strongly encourage anyone seeking housing from Gables to make sure ALL paperwork is read over and you KEEP copies of everything you sign. Wildwood Gables staff will not be totally forth coming with freely giving you all documents. Infact, many a time I encountered 'close to hostile' staff members, but to be fair, there were staff that were polite and helpful.
Watch out for yourself, because Gables looks out for number one... Gables.
