I moved in here a year ago. Since then we have had 7 rats, 3 toilets continuously overflow, an A/C that decided to overflow, a sink that started flooding when the toilets did, a mold problem with the vents, a maitenance staff that left an inch of standing water after they "fixed" the flooding problem, and they also used my towels to clean it up when i was there to oversee them. They gave no advanced warning about a sixty day move out and made us pay an additional month of rent. They told us they were sorry and would try to rent it out and give us some money back. Instead they cashed the check would not return calls (that happened sooo many times. Will tell you anything not to make a scene and leave the office), was informed by some other sect of the apartment that it was rented out and i couldnt live there because they told us to turn in the keys, even though i was paid through the month. I even called corporate and com[plained. only to be told they would call me back and- surprise!- they did not either. No one has a g** damned clue what is going on there. Depending who you talk to in the office, they will all tell you something different. They even "lost" our file for 5 days right at the end of our initial lease, halting ouor move out process. They will lie and lie and lie till you leave. People come in complaining all the time and the office will be very sweet and nice, until you decide to leave. Stuff does not get taken care of', and if i had the energy i would sue them for all the lost wages i incurred from floods, rats, damaged electronics, and outright lies they spew regularly. Believe me, you will have problems by the end. I dont trust a single person up there and i gave them no reason not to trust me. Oh yeah, we also had an outlet catch fire when we first moved in. Nothing was fixed and the screens also dont fit on the doors. they all fall off. And the trees..we had a wonderful pricker bush that was our backyard tree. instead of pinestraw for our groundcover we had prickly leaves. Also bugs were bad at first but got better. And maitenance will walk through your greywater toilet water and walk all through your house without a care. And forget about the gates, they never work and neither will your cards. They told me to turn in my keys to speed up the move process as i said before, and i had my girlfriend do it because i couldnt.(she was not on the lease).
They were polite and asked her what number it was and told her thank you for staying. She played along because she just wanted to drop them off and leave. WELL, the younger fatty kid that just started working there rudely snapped at her saying "dont believe her, she didnt live there" in a smirkish way (so says my girlfriend, which i wholeheartedly believe). If i ever see you in public fatty, we will have words.
In short, the lies and all around slums that are the townhomes just went up to about 1200 a month and are not worth a damn bit of your money. Rent a home- its much cheaper.

I have lived at this property for 3 years and I totally disagree with this reader! It's sad that you are angry towards the property but if you endured the problems stated then you should have sued them. I am sure you took pics of the mice, the towels, buckets of water, toilet water and kept documentation of the problems you faced. You would have had a great case and could have possibly won. As for the 60 notice, did you read your lease agreement? Sometimes we tend to over look the fine print but it's our responsibility to read it and understand the terms because the agreement is a binding contract.
I haven't seen any mice/rats in the years I have been there. But if you say so, you might want to stop leaving your trash outside that might alleviate the problem! The property is far from a slum. Maybe you live in the Riverside House........................................ or maybe Bankhead or Adamsville..............................................
As for bugs, yes I have seen them but remember, here in Atlanta there has been a drought and the bugs are looking for water to survive. We as people can't "do rain dances" to make the rain appear which would eliminate some of the bug problems.
The gates have been functional since the new management company took over. If your card doesn't work why not call the emergency help line???? To have the problem resolved?????????????
I respect your opinion but the property nor the management company is the way your described it. I don't work for the property either!!!!!! I am speaking the truth and I have been a resident for 3 years.

First of all, I dont know why you would want to defend this apartment complex so much, but it just isnt worth it. OK, here we go:
In your first paragraph, you osaid i should have sued them. Unfortunately a legal team, time off work, and only a "possibility" of winning is not enough for me. I dont have thousands of hours to devote to a legal team to tackle corporations. I had to find a place to live that was habitable first, before i started suing everyone.
Secondly, The 60 days notice was written in the lease. Unlike many places i have lived you must inform them 60 days in advance that your lease is up. Fine. Unfortunate, but what can you do. They were supposed to send out a notice too that we never received, which seems like a breach of contract as well, but I dont have the energy to deal with it.
As for the mice/ rats: They were here when we moved in the apartment originally. We quickly realized this and gave about 10 reports to them. They sprayed and left out sticky traps for the rats (which is a horrible site if you were ever to see it; a rat stuck on sticky paper slowly dying, unable to move- just wriggle), which did some good. After keeping a pristine apartment, one of the maitenance guys said that it was most likely the neighbors who had the rat problem, and that the rats would just come over to our place as well. At no point in time was it related to trash being left out, as you had suggested. No, instead I had the joy of waking up to blood curdling screams in the middle of the night as my girlfriend would step on a rat or mouse. We had to live by a strict code of cleanliness due to the rats and bugs. Not everyone is a slob as you seem to imply we were.
I do not know what the riverside house is, but i like your comparison of WILDWOOD RIDGE to Bankhead or Adamsville. As clever and funny as you expected that statement to be, it is not. I assume you equate those to areas with the ghetto, and living in the ghetto aint funny, just as living with rats in WILDWOOD RIDGE is not either. Our trash was not left outside - thats not even what the rats and mice like. Trash outside wil bring you raccoons and opossums. Stinky neighbors give you rats and mice.
As for the bugs, I said they were there. This is a fact. Defend the bug kingdom all youo want, but you will find cockaroaches there. Are they at a lot of apartments and houses in the area? Yeas they are. This does not discredit the fact that they are there. And if you have been living at the apartment the last few weeks, Surely you saw the torrential rains that have bogged us recently. That is not a viable excuse for the bugs,no matter how cute cockroaches are.
The gate caused me more setback than any other thing i had to deal with there. I dont know about you, but I had to be at work at 8 oclock and it was an hour away. So many times at 7-7:15 am (inside the complex) the gates would be stuck and a line of cars would clog the streets. As I stated before this simple "Why not call the emergency helpline" does not work. And you get tired of it. It happens daily- inside and out. You are flat out lying if you say you didnt have gate troubles. In fact, ill write another post only about gates and i bet ill have a few supporters.
Anyway, the whole "calling" thing doesnt work like i stated in the first writing. You get hyped up by the phone people and then your left with blue balls. So No! problem resolved?????????? - as you confusingly wrote above.
I do not believe you do respect my opinion at all. If you did, you wouldnt have said this whole lame response. Just because life is peachy keen for you and you have the one flawless, perfect apartment, does not mean it is the same for everyone else. Many of these apartments are old, have terrible mold problems, have leaking pipes, and are in general disrepair. That cannot be disputed. And frankly, your ignorance on the matter, and your willingness to discredit me about things you obviously know nothing about, disgusts me.
And why would you say that you dont work there? Is that because you do? Why would you go so far as to back the apartment up on everything- even the rats and bugs? You are either sick and twisted, or your fat butt is sitting in one of the freshly remodled front offices.
It would behoove you to only talk about things you know from here on out, because you lost this battle.
p.s.
And why would you pay that much to live there for three years? Seriously average to poor apartments. Thats why gables sold it, because it didnt come close to living up to the gables name. This is not an elite property, its barely above section 8. Any thing that looks good is due to a patch job and fresh paint. Just look at your ceiling when you walk in. It will be covered in water spots from repeated floods. At least in the townhome area.

When you live like your trash your apartment will look like trash. It is people like you that make a community look bad And if you really have a problem with the fatty kid why don't you go and talk to him you piece of ----!!!!

Personally, I have had the same problems as this poster (and the other respondents who agreed as well). And I do not live like trash, thank you very much. It's the people who leave trash on their cars and in the halls every day who make the community look bad.

this place really does suck. i hated it there. management is awful and stupid as dog shiit, all those stupid faggggs up in mangment. so many blacksss and drugs being delt everyday outa the 4900 building. people who are renters there are peices of shiit and so are the people who work there.
