I wouldn't rave about Madison on the Green, but I will be honest.
#1 - the pool was always open, and reasonably clean for the past two years. Prior to that, I don't know what condition it was in.
#2 - bugs, yes there are bug issues and alot of times its because a neighbor is nasty, but it is also because the maintenance people don't clean out apartments after people move out. They let that crap sit, and the next thing you know we've got a nasty odor, bugs and mice.
#3 - I work for Richmond County, and there are vehicles stolen, some break-ins, etc. but every complex in the city has those.
#4 - the staff. Well, the maintenance people are nice, but not very competent. They can never fix anything, and never have money in the budget to replace anything. The current manager (I've been through 4 or 5) is a snot, and seems to have no time for tenants. The assistant manager has been here since I got here, she's kind of a hard ass, but she tells you like it is and lots of people don't like that.
#5 - the apartments themselves are in bad shape, with flooring that is soft in spots, bad wiring, and you can hear everything your neighbor is doing, even if you don't want to hear it! But they are big, if size is all that matters to you.
#6 - the grounds look good up front, but the rear of the complex is always dirty, and there is trash all over most days. I hate the trash room, it stinks and is always full of garbage. They need to add more garbage facilities.

I'm buying a house and will be gone within the next few months, and won't look back with overly fond memories, but it wasn't the worst experience of my life. Would I recommend this property to a friend' Not on your life. Too many sewage back-ups, and until they find a new manager with a personality this place isn't going to improve. They ought to make the assistant manager the manager, but that would mean they give a crap.
