When I first moved in, during late 2003, this place had high ratings. At the time, the only complaints were the gate not working half the time and pet poop around.
It seems a little worse now. The gates worked for about 2 weeks in the year and a half I've been here. Yes, there is pet poop around, and you need to watch your step. Part of that problem is the large dogs they allow around here, whereas my former place put a cap on the pet size, which kept that down.
The pool in summer is party central, but I liked that. Yes, people would invite friends from other places there, as it is a nice pool area. The gym facility is excellent, but they've had problems with the electronic locks and now anyone can get in. A courtesy officer that lives there sometimes patrols the gym, checking residence ID, but not often.
During 4th of July, people from all over park in the apartment entrance and around some buildings to watch the Mall of Georgia fireworks show. Traffic is rough, but that is expected for the biggest mall around, especially at Christmas time. The 'reserved' parking spaces at the mall are not enforced, so it shouldn't be advertised.
The traffic is about to get worse. Just outside the apartment, right next to it, is being developed for a new Gwinnett County Tag and Police office. I'm getting out before that happens.
I can hear my neighbors (and they me) a little more than I could at my previous place. Although the apartment appears to be wired for high speed internet, it isn't used. You must still go through the cable company or DSL provider. There is a nice, built-in desk area which was convenient for me, as I got rid of my old one. Top floor apartments, like mine, have fireplace, but it is small and more for show, but it was still nice to have.
Some apartments are good for Satellite TV, others, like mine, face some extraordinarily tall trees, making reception difficult, if you need that.
The apartment style is rather nice, and having a washer and dryer with it is very nice and convenient. It's a bit smaller than some I've lived in, but for the same price. Their prices are going up as well. Doesn't make a lot of sense for this area. There are some young punks around, but I've found that they aren't too bad, except for that one guy who used to crank up the Heavy Metal on Saturday afternoons. I haven't had many dealings with management, but the one or two times I needed a repair, they were fairly quick about it.
Another good thing is that this place is all electric. This means that you don't have a separate gas bill. Also, the water bill is a flat, $30 charge that you pay with your monthly rent. One less bill to chase.
The fire hazard rules aren't well enforced, at least in my building. You aren't supposed to have grills on the decks, as the covering could catch on fire. That doesn't stop the college partiers downstairs though. They nearly smoked me out of the place one weekend.
This place is owned by some company from up north. I found some of the legal documents they had for me to sign were extraneous. Only once was I late on the payment and the letter on my door was the most threatening I've ever gotten from an apartment. Definitely not the southern courtesy I was used to.
Overall, the place was okay. It was better when I first came there, but the breakdown of somethings (like the electronic door locks on the gym and the gates), plus a few bad tenants make me caution anyone looking. It's not all bad like some reviews would have you believe though. The gym and pool amenities are nice and lots of people like the tennis courts. The apartments themselves are nice, although a little small for the price and you might hear your neighbors more than you'd like. Being just moments away from such a large mall area is convenient too.
Buford is just too far from town for me, so I'm moving somewhere closer. A year and a half and I really won't miss the place, but I did enjoy some of my time here.
UPDATE:
6 weeks after move out, I still haven't had word of the refund of any deposits. There was a total of $300 security plus pet fee. On top of that, they charged me $10/month pet fee (18 months=$180 additional). Today, I call to find out why I havent' heard anything. They tell me that not only is there NO refund, but that I owe them an additional $45!
They are charging me to clean the carpets and paint the walls, and repair a section of carpet. At any other apartment, this is standard cost of business. That's outrageous!
I thought this was a good place, but management ruined it.
