Preston Hills ? Cannot be Judged by Their Cover.

I should have heeded the warning sign from the start. First, maintenance changed my move in date (for unknown reasons to office staff) from Friday to the following Wednesday; no one informed me of this. From the look of my apartment when I moved in they skipped cleaning the carpet and walls to meet my original move in day. Second, when I went in to sign my lease the paperwork was filled out for a 1 year lease instead of 6 months. It had to be retyped and I did not receive a copy until 2 months later (Manager had to review changes first). Third, when I went in to pick up my keys on a Friday I had to wait for an hour for someone to find it.

I could not let my toddler play in the yards nor play areas because there was numerous piles of dog poop, broken glass, nasty latex gloves and general trash which littered the areas. Someone moved out below me and left about 6 large garbage bags on the walkway. After 3 days the smell would take away your breath. It took 2 more days after my call for maintenance to remove it. On several occasions an old truck would be parked in front of my building loaded with smelly trash. It took a month after my call before that stopped.

A convicted felon (same building as mine) was taken down by several cops one night and the next day a maintenance worker found his gun under a car in front of the building.

Don?t be surprised to find someone else?s mail in your mailbox. I had to return a lot of mail that was placed in my box, even a box of checks. Some residents would tape the mail to the walls of the mail area, some would leave in lying on the ground. Management assumes no responsibility.

Things really started to take a turn for the worse when I began to call for a curtsey officer at 2 and 3 am because the neighbors below played their music so loud I could feel the vibrations through my mattress. Twice the loud noise woke my sleeping baby. This noise violation went on for much longer than I complained about. I only called when it disturbed my or my baby?s sleep. They do have a noise ?curfew? but it is you who must enforce it.

After the 3am calls, items that were to be taped to my door by the curtsey office would disappear. When I questioned the staff about this I found that they keep NO RECORDS of all the items (even checks) that the curtsey officer is supposed to deliver. They just trust that it has been done. Supposedly this is how I missed receiving my renewal notice. And I was almost a month out of my lease agreement when I realized it, though they never did until I told them.

So I gave notice that I would vacate the first of the next month to avoid the outrageous month to month fee. Honestly, I did not want to sign another lease for fear of safety for myself and my child. The reason is that one of the maintenance staff began to follow me or would stop his vehicle and watch me as I took out the trash or checked my mail. How hard to you think it would be for him to find out I was a single parent with no weapons in my apartment' How hard do you think it would be for him to gain access to my apartment'


So I moved out the next month and in 5 months an attorney calls me about $1600 plus that I owe Preston Hills for early termination (or ?skipping out? as they call it in the contract). Yeah I?m paying it, begrudgingly. Otherwise the lawyer (a highly paid collection rep.) the lawyer says this debt will go against my credit rating.

Word to the wise?negotiate your so called non-renewal notice. Remember that the contract is there to protect them & to make them money. And not a single verbal statement made from any staff member will stand up in court (it?s actually in the contract) so get everything in writing. And interview the residents of the building which you?re interested in. There were a few good neighbors but the rotten ones far out weighed the good.
