Absolutely the WORST!

You will always find the good, bad and the ugly at any apartment complex - So here's a little about MY experience at Preston Hills.
My car was broken into twice (don't let the "gated community" fool you. People walk around the gates all the time). Called management and the PD. Management said there wasn't anything that they could do and that I should get a garage. How convenient that they were willing to charge me $100 extra a month for that. So nice of them.
My car was HIT in the parking lot by another resident. Did management care' Absolutely not. When I called, I didn't even get so much as a "I'm sorry that it happened to you here"
The parking is AWFUL. No one uses the guest parking spots, instead they all park in front of your building. If you get home after 7:00 on a weekday, FORGET IT. You're parking at the pool and walking home in the dark. People park in front of fire hydrants and in no parking zones. I feel really bad for the handicapped man who lives on the first floor in my building. Lazy people are always blocking the ramp for his wife's wheelchair. And OF COURSE, management won't do anything about it. They've been talking about "parking passes" and a "courtesy officer" since Harbor Group took over. Has it happened' Nope. Big suprise.
The traffic at that intersection is a nightmare. Don't plan on leaving the apartment ANYTIME between Thanksgiving and New Year's. Mall traffic is backed up for MILES every day.
The apartments DESPERATELY need to be upgraded. The carpet is cheap and ugly. The appliances are old, inefficient and need to be replaced.
Do not live next to either one of the pools. Seems that the college crowd love to hang out there into all hours of the night. Although, I will say that a quick call to the Gwinnett PD fixes the problem EVERY time.
The gates are often broken, and stay that way for weeks at a time.
Please do your research on the area. When my car was broken into, the police told me they'd been having problems with gangs in the area..although I will say that the past few months I haven't seen too much of anything going on.
If you ever need to call management for something, hope that you get them on the first time. Tracy, the assistant manager never returns calls.
Maintenance is always great, they always come out the same day or within 48 hours and it's fixed the first time. I've never had to call them back twice for the same problem.
The property will ocasionally have little "functions" at the tennis courts or at the pool - so again, if you like it quiet - don't get a unit anywhere close to the front of the complex.
I wouldn't waste my time or money on this place ever again.

Keep in mind, this is also a Section 8 complex. As with any "low-income" apartments, there WILL be cars broken into, partying, loud music, violence, poor management, etc, etc, etc. If you're interested in the mall of ga area, there are other complexes around there that are not much more money and a lot nicer and quieter! Just do the research first, and try to find a pedestrian gate at a complex you're interested in and go take a walk around inside BEFORE you talk to anyone in the office. This way, you'll get a first hand view and won't be led away from "bad" areas inside.

The car that was broken into was most likely a piece of junk car that no one would expect to have an alarm. I have two trucks in good condition both newer that 2003 and no one has even come near them.
