Caveat Emptor: Renter Beware - UPDATED

There?s no one above me, and hasn?t been for some time. I ran them off after their company cursed and threatened me. And I?d run the two before them off. I like things nice, quiet, and boring. The 100 building was the first built, and as you probably know, it?s settling and cracking in several places.

The problem is that folks walk with most of their weight, probably a local cultural (or lack thereof) thing. But these buildings are so damn poorly built that yes, indeed, one has to softly walk barefoot when living above. There are also numerous cracks in the sheetrock from where the building is settling. And our entry doors won?t close properly.

I have no sooner gotten off the radio with Ed, than I am writing this additional review. There has been a white truck parking in the 100 building handicap spaces for about three weeks or so, no handicap tag or hanger card anywhere to be seen. I called Ed to let him know, only to be told that "we can?t stir up too much trouble about parking in the handicap spaces"... blah, blah, blah. Why can?t people SEE, HEAR, READ, and UNDERSTAND in this town ' The handicap parking spaces are for those who are legitimately handicapped and must display a hanger card from the mirror, or have a handicapped tag. That?s STATE LAW !!! O.C.GA 40-6-226 to be exact.

And where?s Canton PD '''' Canton PD doesn?t do a thing about it !!!!!

This goes on every day.

The handicap spaces are NOT for pizza delivery, moving in or out, nor are folks supposed to block them for any reason. Am I the only one who passed that part of Driver?s Ed ''''

Before I forget, I?m not the lady under you, I?m the guy in the other end of the building who doesn?t put up with crap like people blowing their horns and playing car stereos loudly. I?ll actually get out there and stand up to these people. And the ones that make all the trouble are often VISITORS. Why can?t folks park properly, and go knock on the door, instead of blowing the horn and cranking up the bass really loud '

Thanks for being cool about walking softly, as you?re the first to be human about it. I haven?t met you, since we seem to be in opposite ends of the building, but we?re on the same wavelength here. Since these places are built so cheap, upstairs neighbors can be heard most anytime they walk across the floor, because there?s NO insulation between floors, I know because I had to have my sprinklers replaced and saw for myself when the contractor cut holes in the ceiling.

Overall, we need management who will LISTEN to the ones who have been here for a day or two and DO SOMETHING when asked. We?ve had four sets of managers/assistants since 1997, and none of them have done that great a job. Ironically, the first manager kept the place clean, even if she allegedly ran over budget. Look at it now !!! But she would not listen to noise complaints.

Yeah, it takes a lot of effort to run this property, I won?t deny that. But allowing all this nonsense to go on and on, is totally unexcusable.

In the past two (of the six I?ve been here) years, the police have been out here quite often. Recently, I came in and noticed two police officers handling a problem at the playground; perhaps a kid was assaulted or something. I?ll have to check the 911 call log about that one. But it sure makes the place look bad.

Back in the spring, a lady moved into the 100 building, and ONE WEEK LATER the police were here wrestling a man out of her apartment, and it took three officers to get him cuffed and into the car. That?s a major lease violation any other time ! Why weren?t these folks kicked out '' Anybody else would have been immediately evicted.

Indeed, there ARE young kids (and it?s actually been documented !) that look, dress, and act like prostitutes. They come from over in the projects, per management. In 2002, there was a spent condom found by the playground...wonder about that !!!'''

There were 3 young girls that went around carrying a radio, soliciting for prostitution, no kidding !!! Management knew all about it. Haven?t seen them anymore, so who knows '

And yes, there ARE little kids that are allowed to roam freely all over the place, and I?ve seen them come close to being run over by speeding punks that drive those lowered cars with the roller-skate wheels...we all know what and whom I mean !

It is also impossible to clearly see when leaving the property. The city has taken NO action to cut the kudzu to the right, nor does the city cut the grass to the left going back toward the hospital. I guess Hickory Knoll is such a bad place, that Canton doesn?t want to deal with it anymore.

I would not be surprised.

On the Fourth Of July 2003, there was a LOUD party with fireworks coming from the 700 building...all within DIRECT view of the manager?s apartment. Canton PD responded to a call from an elderly couple about the noise, and later found their car damaged, and had been threatened. I WATCHED as the police arrived and saw several --------- scatter like roaches. One ran behind the manager?s apartment, jumped the fence, and was trying to hide. We have a definite problem with *some* folks here. And it?s all been since the current managers took over. It would seem that they?ve been threatened by somebody.

The pool has been closed since the end of the 2002 season. A tree had fallen into the pool and cracked a return line to the pump/filter. It couldn?t pass code for 2003, so it was ordered closed. That should tell ya something right there.

In 1999, gutters were finally installed on all buildings after they were found to be in violation of code, about four years too late !

Since water restrictions have been in place, the buildings can?t be cleaned any more, and they?re looking terrible. Satellite dishes are everywhere, even though they are only supposed to be installed on the patio/balcony on a tripod or in a bucket of dirt/concrete. I still have a letter from 2000 demanding that I remove mine. I contacted the FCC and management was told to leave ME alone after I sent them pictures.

I never got an apology letter rescinding that demand, since it was an illegal demand. And you can bet I never will get such a letter.

The owner "just doesn?t like satellite dishes", so one manager said. Of course, that doesn?t fly with Federal law.

My balcony door has been missing a striker plate for the deadbolt since the building was built.

My water heater, along with 3 others in just this building alone, recently started leaking, and did some damage to the unit below me. I PERSONALLY WENT DOWN AND CLEANED UP THE MESS SO THE LADY THERE COULD GO OUT AND ENJOY HER LABOR DAY EVENTS. Management didn?t want to deal with the mess until the next day. It stunk. I got after it with Clorox and a mop...no problem.

My AC has been down three times so far this year. It runs out of Freon and freezes up. In August 2003 alone, I used 400 more kWH than in any other month. That would cost about $34.00 at the current rate. I HAD TO PAY IT. These AC units are 10 years old, and are having lots of problems.

The drainage ditch between the 100 & 200 buildings usually has beer bottles and trash in it. The dumpster area almost always has trash scattered about behind it. And there are lots of rats running around. Maybe the stray cats people put out around here can handle that issue.

I have asked for a top floor apartment, but doubt I will get it, even though the one I want is still vacant. Management says I can?t continue my month-to-month lease on a different unit, that I?d have to start a new lease. That?s crap.

10-03-2003: After a discussion with the home office in Jacksonville, they?re going to give me back my deposit, and I will quietly leave at year?s end. "You got it" was the reply.

I spoke with management at River Ridge, just behind Hickory Knoll, and they were extremely helpful AND COURTEOUS !!!!! I was blown away by the size of their 1x1 apartments. Hickory Knoll quotes 850 square feet for their 1BR?s, but one look at River Ridge and WOW!!! CAVERNOUS !!!!! You get a nice kitchen that if you turn around in it, you won?t injure yourself. BIG LIVING ROOM. TILE SURROUND IN THE BATHTUB. HELLO !!!

>Hickory Knoll?s former maintenance man now works for River Ridge...is that enough of a hint ' I?ve known him for years, and he?s polite, clean, courteous, and respectful. Oh...he doesn?t wreak of smoke either.

10-06-2003: After a month of cable TV problems, I finally got a great tech out here from Adelphia who checked my service with the best test equipment and found that the building?s original wiring is absolutely SORRY. Seems the cable to my apartment is spliced somewhere and there are two different types of cable used. We had a 13dB loss from the tap outside to my TV set. That?s WAY BAD !!! This fella will be coming out on 10-07-03 to do a full sweep and see if he can get the signal levels any better than we were able to today. Suffice it to say, we have CHEAPO wiring for cable TV here, but then, if you install satellite service, they have a problem with that too...read my earlier entry about that. FORGET LIVING AT HICKORY KNOLL and thinking you?re gonna get to watch TV after a long hard night of work !!!

11-01-03: Cable problems continue and I will be leaving at the end of November YAY !!! I'm sure management's glad also. There is graffiti all over the street and on the main sign too. Is this anywhere YOU'D want to live ' I don't care for gang graffiti.

Greener pastures are anywhere but here ! Hell would sometimes be more preferable.
