Rats Galore!

P on P has suffered ongoing deterioration in the hands of Equity. From the start of their ownership and management the property has incrementally become slum-like. The grass has dog poop, the pool area is filthy in the summer trash not picked up, beer bottles, overflowing ashtrays, etc. The stairs and breezeways are blown/swept, but the railings are filthy and the ceiling light fixtures have been full of bugs for years they refuse to empty the bugs and clean them. There is often late night noise in the parking lots. Lights have been out on the walkways for months, and are almost always out in the mailbox area. The gates have been broken and left open for months on end. Oh, don t let me forget the RATS! They overrun the trash area at night and are as big as cats. One night I witnessed a very large cat dragging a rat across the parking lot. The health department could have a heyday at Promenade on Peachtree.
Perhaps worst of all, customer service has been appalling since the last manager Dexter and even more so with the current manager, Kristen. All but one of the office staff is most unpleasant, arrogant, and disdainful . . . as one might imagine a bad probation officer to be. Residents are not given information about property crimes see reviews that describe the shootings . . . manager did not feel residents needed to know as it was an isolated incident. In general there is a total lack of respect and regard and indeed, common courtesy.
Although Equity has conducted resident surveys, one wonders why, as no concerns are addressed, no feedback is given, and there is not so much as a thank you for their customers ' valuable assessment of their property.

seems that if you want to get out of your lease, you have good reason. they will try to fight you on it, but i would leave if i were you. they have no regard for residents.

And to top it off, it seems as though there is one crime or more per week happening here too. The lastest and greatest was someone's wheels being stolen off their car. The office constantly contributes this to the "economy" even though there are no physical actions being taken by the office to prevent these crimes. I called and talked with Kristen and suggested the idea of a security officer during the evening and her response was that rent would have to increase. I for one would be willing to have my rent increased for the added safety of myself and my belongings.
I for one have seen the rats...they are huge!
Don't live here. When my lease is up, I will be leaving.

What happened to the two Dekalb County PD guys that were on the payroll, Serg and Ed? I have pictures I took the last two summers of rats, maggots and overflowing trash in the pool area. When confronted with evidence, Dexter managed to get the place cleaned up. I can only imagine what it looks like now. It is ironic that on of the reason Dexter had on his desk to lease at P on P was the sparkling pool. The pool is filthy. So much so, that several resident attempted to clean it. I was yelled at one time by Danny, the freaky fingered maintenance manager, from his balcony above said pool. How much to get one of those automatic pool cleaners that run by themselves. What a waste of space.
