I can not wait to move out of this complex! The rent is decent, but all of the issues that come with living in this place is not worth it. I will start with the pros and then end with the cons. This is a convenient area to live in as there's a BP on the corner, a Wal-Mart less than a mile away, and the complex is mintues from Buckhead/Dunwoody. I live in a 2BR, 1BA and the apartments is spacious with very nice open kitchens that includes an island and my place is under $900 (the same amount I was paying for a 1BR, 1BA in Buckhead). The landscaping is well kept as well as the clubhouse which has a pool table and movie theatre. The business center is small (only 2 computers), but is convenient because it is open 24 hours. The swimming pool area is also very nice. Parking is good unless you come in late at night (usually after 12am on weekends), at those times I usually end up having to park around the corner from my apartment.
Here are the cons.
There are a lot of shady characters that live/hang out in this complex. I've seen drunk drivers racing through the parking lot and running over the landscaping, numerous domestic violence situations, and visits from the police to specific apartments. We've received a lot of letters from the leasing office regarding theft/robberies in the complex. One tenant got robbed by gunpoint as she was walking into her apartment. The guy tied her up, robbed her, and left. Fortunately, she wasn't physically harmed. There are more occurrences of theft, but I won't go into detail. During the day, the place is pretty quiet, but at night (especially during Friday-Sunday) it gets loud. I frequently hear my neighbors playing their music loud at night and making a lot of noise on the floor (it almost sounds like their just stomping or throwing things down on the floor), and I can also hear a lot of heated arguements some of which take place in the parking lot.
The grounds are kept up fairly well. At one point, there were lots of rats that took over the dumpster. I used to be afraid to take out my trash because whenever I would approach the dumpster the rats would be running wild through the bushes and jumping in out of the dumpster. I used to have to stand back a couple of feet and throw the trash into the dumpster to keep away from the rodents. As soon as the trash hit the dumpster, more rats would immediately start squeaking and jumping out of the dumpster. One morning, I saw an injured rat in the middle of the parking lot. I think that the leasing office must have had pest control come out recently because I haven't seen many rats around the dumpster area any more. Occasionally I see a few of them, but they stay on the hill above the dumpster and I'm not afraid to walk up to the dumpster anymore. There are a couple of stray cats that have been hanging in the complex recently. One cat follows anybody it sees and tries to go into people's apartments. One of them followed me all the way up to the three flight of steps and it stood outside of my door waiting for me to come back out. The stairwells/breezeways are usually dirty and smelly. Kudos to the maintenance men for coming out and pressure washing them earlier this month. I blame most of this on the residents/visitors who leave beer cans, cigarettes, etc. in the breezeways. The office staff is not bad, but not the greatest. The maintenance requests take a long time to get completed. I was without a microwave for weeks because they forgot to order it so they finally just gave me a microwave that they had in storage until the new one came in. Also, the walls of the apartments are of poor quality. When putting nails on the wall to hang things, the wall just starts falling apart and won't even hold the nail. Overall, this is a good place to live if you want a nice apartment that you won't have to pay an arm and a leg for. However, I've decided that this place is no longer for me. Nonetheless, Equity Residential is great and they have lots of other apartments in Atlanta that I've visited and like a lot better.
