I lived there back in 97-99 and the management was a joke then too. Here's what you do when you lodge a complaint with management. Put everything in writing. First get a copy of the police report and certify mail it to the management office on the grounds and send the same letter to the regional or district office. Explain everything in detail about the situation and what you did. Also state the results if any. This way, no one can say " we had no idea this was going on." That was their favorite response before I sent certified mail to them and the regional office. I had a noise complaint issue with the tenant below me. She had a timer on to cut on her radio at 3:30am because she was going out of town for the Christmas holidays. I had to be at work at 7am. This went on 3 days until got fed up. I went to management and they said there was nothing because they can't enter a tenants apartment when they are not home, which is a lie. In other words, I was supposed be awakened every morning because they didn't want to disarm the timer in the tenants apartment. Too bad they didn't leave a number to be reached I say. This was the manager telling me this, and then I referred a caption on the lease saying management can enter an apartment in certain circumstances and I told her this was one of those situations. She got an attitude with me and said, "I know what the lease says." I said ok, then went to my apartment typed up a letter. I faxed a detailed letter to that manager and the regional office. Forty-five minutes later Miss manager comes knocking on my door with a maintenance guy at her side. She then asked me which room the music comes from, like I hadn't told her previously. The guy went into the apartment and disarmed the timer. It's all about complaining effectively by putting things in writing. That gets some folks attention and let them know that they are not dealing with somebody that is just going to complain verbally and leave it at that. Send a certified letter and see what results you get.

For some reason, my previous post did not go through. I lived at The Lakes at Indian Creek back in 1/98 to 6/99. The grounds look great and were well maintained. The units were nice and very affordable at the time. 2br/2ba 550/month. Elementry school right across the street and the community college next door. The staff at the time was somewhat disappointing. I should have known things were not going to go well upon my initial move in. I went to the business office to pick up the keys to my apt. and was told I needed more money for move in. Granted, I'd been approved and submitted a security deposit already mind you. The apt. that I was initially assigned in advance still had tenants in it and utilities in their name. So, they had to get me another apt. and this created a nightmare as far as me getting my mail because I'd put in a change of address for with the post office and with all my other mailers of my bills ect. It took weeks for me to get my mail regularly. The guy who initially dealt with me was fired a short time afterwards for "not treating customers right". Now on to the staff, they were very lenient regarding unruly tenants and would turn the other way when complaints were filed until the Dekalb police had to keep coming to the property after duty hours. It took me sending certified letters with police reports to Gables Property Management for me to even get results about the noise problems from neighbors. The funny thing about it is that the Assistant manager, who by the way later became Manager, lived on the grounds about 4 doors down from me. She denied hearing problems with noise..lol. That was so funny. Quite a few other things regarding noise and management can be said but it's not even enough time for that. I was disappointed with a lot of things about The Lakes and would not have recommended to friends in spite of the reasonable price at the time. As with any other apartment complex, be very careful when considering and talk to as many folk as possible and visit the place at least 3 times. Visit during business hours, on Friday and Saturday night and linger around casually at the business office and observe how management deal with current tenants and prospective tenants. |

I was new to atlanta i didn't know better, i saw the sign at the main gate, and i decided to apply for an apartment. Few days After i filled the application i was told that everything was fine and they gave me an apartment to move in.next day i received a call from them saying bring in this document and that document. I brought all the documents they wanted. every time i come to the office and i ask her what is the hold up, she will tell me everything is fine you will be moving in next week. to make a long story short the staff of this apartments are unprofessional and lazy. I have never asked them to qualify me for low income housing. i have finally decided to go somewhere else. THEY ARE TERRIBLE
