Section 8, Unsafe, but Nice Staff

I have lived here for 2 yrs, and in that two years this apartment complex has gone down hill fast. I live on the top floor and have never had any problems with rats or bugs, but we sweat in the summer and in the winter--Not Energy Efficient! After living here for 6 months we suspected that the complex was honoring section 8, we made an anonymous call to the leasing office, to find out that our suspensions were true. In less than a month, two residence have been robbed going into there apartments at night, and cars are broken into regularly. These issues could be related to the gates never working properly.
It's true about the rats, they hang out around the dumpsters and are as big as cats. On the plus side, maintenance is quick and the leasing office is quick to respond to issues.

I'm not a Section 8 resident but also lived in an apt complex who also accepted Section 8. You'd be surprised to know that even apts in ATLANTIC STATION accept Section 8. A lot of apts have a percentage of Section 8 units that they have to fill. I don't think it's fair to blame Section 8 residents for the safety of the complex. It's Atlanta - an urban city! Crime is everywhere & the economy is horrible! Gates, in my opinion, are a false sense of security. You just never know if those who are suspects of crime even live there. My gate let 2-3 cars in and also had a side gate that ANYONE could go through. I don't doubt that SOME section 8 residents will rob you blind but to talk about suspecting section 8 to be the blame is absurd. You'd definitely see more crime if you lived downtown, as I do!

You are correct. In urban Atlanta, crime is (almost) everywhere and the economy is horrible. A substantial amount of that is the fault of those who *choose* to perpetually stay on the Section 8 dole.
Some people are forced into Section 8 through no fault of their own. They use it for temporary assistance, and they work hard to become self-sufficient. But a vast majority would rather live for free than work. These sluggards invariably bring a low standard of living and criminal enterprise wherever they live. See Atlantic Station as a case study. When the Atlanta gov't required them to lease 20% of living space to welfare recipients, crime escalated exponentially.
This is what is happening to the Conservatory. As more and more people move in who have no intention of contributing to the community, people who DO care are less inclined to renew their leases. Eventually, the one redeeming aspect of the complex--the employees--will become sick of dealing with the new residents, and they'll leave.
Then things will really go downhill.
