I pay $685 for the apartment i live in, a 1 bed/bath. The management is kind and usually pretty prompt with my problems. The gates as stated many times before have only worked a couple of months in my 3 years here. The apartments are drafty and poorly insulated. My utility bill has been noticeably higher since the apartment complex has taken over the financial aspect of utilities. The car washing area is too small for a compact car to fit in much less a larger car. Children run rampant here (this is a plus or minus) I don't care for that, you may. You can feel air coming through the outlets on the outer walls, the carpet is very poor quality and stains easily. I rented a carpet cleaner to clean the carpet myself and it put small rips in the carpet it was so thin (the cleaner was made for cheap carpet as to not damage it). The landscape is pretty and area around the complex is nice, the park is a plus if your into that. Parking is adequate. Noise is loud sometimes. The neighbor in the building next to me is extremely loud, I pity his neighbors. The grounds are decently clean however no one picks up after their dogs which is a HUGE problem, with that much fertilizer you would think that the grass would grow more but there are several dead patches behind my apt. I've never had an issue with safety myself but seen 1 car with a busted in front windshield and management alerted me to one assault that took place (fix the gates!). I feel the overall construction of the apartment building is 6 out of 10. It's decent for the price but thin walls, drafty, and noisy. I've never had a problem with any of my appliances. Maintenance is good, needs are addressed no later than 2 days after a request. The staff has always been kind to me. Overall I would give this place a 5 out of 10. This complex is located about 20 minutes drive from the highlands, or Buckhead, about 25 from Midtown, and about 40 from the airport. 5 minutes from a Kroger (nice one too), 5 minute walk from a decent gas station. Gwinnett Place mall is just across the street, not a great mall but a mall no the less. Several restaurants are also nearby. This is predominantly an As ian community.

I paid $660 for a two bedroom two bathroom Apartment here. You need to get to tell them to reduce your rent.
